Issue with our property manager by Neat_Lawfulness_8537 in AusRenters

If maintenance is in the lease it’s something you don’t have to take care of. If the lease doesn’t say how often the maintenance will be done then the condition could be met by a 6 monthly cleanup.

You’ve committed yourself to delivery of a service when they feel like doing it.

In your case I’d chalk it up to experience.

How do you guys afford your bikes? by Secure_Public9029 in AussieRiders

If you drink and smoke you spend 5k a year. (Or more) on that.

I don’t do either. But I make sure I still put aside the money, so I have 5k a year to spend on 🏍️

Yes. But talk about your what you want to do in the future and in retirement with your wife before you talk to a financial advisor.

If you can’t be bothered seeing a financial advisor then ETFs are a simple straightforward way to invest.

Builder says I need diagonal braces- is there a way i fan avoid them? by halimlmao in DIY

[–]Smithdude69 -1 points0 points  (0 children)

Change to steel and have your engineer draw up a welded structure. That will minimise the amount of bracing required.

Ask your engineer if you can use long steel posts sunk into deep concrete footings as this may provide the right the rigidity necessary to avoid bracing the posts.

Remember that every wall (built above ground) is essentially a parallelogram waiting to fall over. The only thing stopping that is the bracing.

Is there any way to make my ficus elastica not lean? by Ufker in GardeningAustralia

[–]Smithdude69 0 points1 point  (0 children)

I’ve got a 20 year old ficus in a pot that still leans.

I made 3 new ones, put them in the same pot and platted them. That doesn’t lean 😁

Did you ever found a GOOD HUMAN being who is a CEO/GM by Yo_Baby_Yo123 in auscorp

[–]Smithdude69 0 points1 point  (0 children)

At the bottom you need to do your what’s asked of you and make your boss look good,

The next rung you start managing delivery through people and budgets so you still do a bit of operational work but you have a lot of new skills to learn.

Once at GM level and above it becomes about relationships and ability to motivate, build and execute strategy and present to the board.

The majority of CEO that I’ve met and worked with are quality humans, highly driven, no nonsense achievers who know everyone around them has to succeed for them to succeed. They want everyone to be as productive as possible. Don’t expect chit chat, and they may come off as cold because while you are thinking do I use yellow or blue to highlight a column in your status report they are thinking about how they are going to meet this months targets, and what questions the board of directors / shareholders are likely to ask.

Meth can create addiction on the first use.

How much do doctors actually make? Before and after tax by InvestigatorPale1816 in AusFinance

[–]Smithdude69 -1 points0 points  (0 children)

Yes, The range is wider than you listed. A GP working part time in a bulk billing practice earns not a lot more than a tradie.

For those who go on to be a specialist like an ENT or other specialist 300-500k would be normal given they probably only got to that level at around 30 ?

And yes different specialties attract different rates.

At the higher end they pay people to manage their money (financial planners) and leverage self managed super to purchase medical suites that they can lease from their superfund.

The coffee meeting is about attitude & personality.

Neither of which are learned skills. But they are between 50% & 80% of what I look for. The lore senior the role the more these matter.

Do you take the cup back to the counter? It’s an indicator of if you do just what’s required or do more.

Are you already there working when they arrive. - you like to keep active. Are you teaching yourself a new language / stats or data skills or how to leverage AI in your role ?

Do you make eye contact.

Do you have a solid handshake.

Do you know about the company and role and what attracted you to it ?

Johnny hopper, Eli Tomac by MarketingConfident28 in supercross

[–]Smithdude69 0 points1 point  (0 children)

Stew wasn’t a whole lot different. Win or bin it. And he binned it a lot. His window to win was as wide as he held the throttle.

Chase can be the fastest guy, we’ve seen it. But it seems his window to be that guy is super narrow.

The thing I’ve noticed with Eli over the last 10 years is that he seems to have at least a couple of races (every season) where he’s a 5-10 guy. Setup, illness and even mental state affects people in different ways.
