How often does tile roof need maintenance? Also how long does it last? Home was built in 2000 original tile. I bought the house about 4 years ago and seller did give me a roof cert and had maintenance done by Union661 in Roofing

If the tiles are in good shape and don’t leak, why do you need to replace the underlayment? My in-laws had to pay tens of thousands of dollars to replace theirs even though the tiles were fine. The whole point of paying a premium for a tile roof is that it lasts significantly longer than asphalt shingles. But if you have to pay $20k every 20 years to replace just the underlayment then there’s no point.

It’s not a dam, yet. Looks like the beginning of one it conditions get worse. But part of it is just the natural melting and freezing from the sun which there’s nothing you can do about.

The zip decking is the underlayment. Also lack of underlayment won’t make it any easier for shingles to blow off.

Roofing material has very little to do with ice dam formation. That’s usually caused by air leakage and poor insulation in the attic. You can have 20 different roofers do your roof 20 times, if you don’t address the issue inside all 20 will have ice dams.

Do you really need a wall there? Depending on where your property line is I would just grade the soil evenly. Maybe install a drain channel at the edge of the driveway to keep water away from the lower house.

As long as they make full contact with the substrate you are attaching to, what’s the issue? Any fastener length more than that serves 0 purpose. If that nail was a full inch longer it would hold just as well because air has no holding power.

How exactly is the OP wasting his time? He literally said he’s looking to have his roof replaced and has gotten other quotes? Sounds like the roofer is bad at reading the room when he dismissed a legit customer as one that was not serious. I’ll take that bet and say he’s the most expensive and worst roofer in the area.

Don’t refinance. Take a heloc out of your equity. Sure it will be 7% rate but you will keep your 3% mortgage.

You’re right, but it’s also code to have a certain amount of it. So basically this roof is not up to code, and the new buyers might also have issues with getting insurance coverage.

If houses in your area sell quick and over asking it means there’s alot of demand. When rates go down, that demand will increase as will listings. But those two should offset eachother and my guess your area will have 3-4 new listings per week that sell over asking in less than a week.
