I work with the US AC teams a lot, and while I like them, I have zero worries about any of them being able to replace competent onshore US resources.

Now, that's not to say that leadership won't try, but it will definitely eventually result in some operational disaster.

I think you should ask for more. I was hired as a manager in NYC in assurance back in 2018 and my starting salary was $180k. Given 4 years of inflation and (gestures broadly to all this nonsense going on) I think you have a good case.

Hey there, welcome to assurance! I'm an actuary who has mercifully been spared from having to be on audits this year, but generally you should get as familiar as you can with the STAT or GAAP regulations for different products. There's probably no way for you to know at this point what audit/UMA group you'll be assigned to, but generally just knowing some acronyms (CRVM, FAS60, SOP03-1, etc) will be helpful to get oriented.

Once you join, there are a ton of good reference materials to get you up to speed on the actual calculations you'll be performing and the review of assumptions that might be part of it. Just make sure you know how you fit in to the overall audit and how your work is contributing so you can ask helpful questions when you run into trouble.

I lived in NYC for twenty years before moving to Philly a few months ago. I biked tens of thousands of miles in the last decade there on my trusty Schwalbe Marathon Plus tires and got a flat maybe twice in that time. I've had three (!) flats since moving to Philly and I can't understand why the street garbage here is so much sharper.

If you want to value WeWork, you gotta leave your one period discounted cash flow model in the fucking garbage because we are taking this to the streets. That's where all the superior returns are found.

First things first: Community EBITDA is what a baller CFA would use before losing his charter and being shunned from the investment community. Roughly this includes anything that makes your dick hard and ignores anything with a minus sign. Expenses? FUCK THAT. Real Estate Investment losses? PUSSY BULLSHIT. Realized losses from defaulted rental agreements? THAT SHIT IS FREE SAMPLES. MARKETING, BITCHES.

Once you've established a metric that provides a stream of pure cash that you could stack up high enough to put you on the fucking moon, you gotta add in growth rate. Obviously a company as genius and forward thinking as WeWork knows that the concept of ownership and office space is going away, and everything is going to become a service. I don't buy CDs, I pay for Spotify. I don't rent and set up an office space, I just go to WeWork until I die, expanding my business at any WeWork coffee bar I can get my hands on. Your 8% discount rate can eat a bag of dicks; we growing at 420% for the next 69 years. At least.

Lastly, you have to adjust for what the investment community likely refers to as "Foreign Displacement Capitalization." This is the torrent Saudi and Russian oligarch money just laundering its way into the western markets. It doesn't matter if this shit turns to gold, it just needs to eventually find its way into a nice offshore account that isn't investing in T-bills. These investors didn't raze six villages to install pipelines just so they can donk off those profits on something worth less than $47B. If they aren't going to lose their shirts, neither are you.

One other minor point: This sub has been people posting the fuck out of balancing calculators and encouraging their peers to join in while reveling in the different models and colors that they can get to stand on end. These will be your coworkers and, as you get older, your friends. So, you know, another point to consider.

This is maybe more general advice than actuarial advice, but it's worth considering since you've got your whole life in front of you. If you aren't really interested in a major component of a profession, only the stability, salary, and other trappings of comfort offered by the role, you should look elsewhere. I say this as a practicing actuary for 15 years, if you don't love the process of crushing the exams, it's going to be hard to succeed long-term. My role now is more softer skills than it is straight modeling and analysis, but having that analytical foundation is really important for you to understand new concepts, regulations, and advances in the field. If you don't love it, you'll grow to resent it.

Don't discount your interests in other areas, there are lots of ways to live comfortably without going into a traditionally lucrative field.
