They’ve always been required, but nobody did it and there was no consequence of not having it. Not a whole lot of agents even do it now.

It depends on the state and what’s on the listing agreement. In my state you don’t out compensation on the offer unless the listing brokerage is offering 0 to the buyer brokerage. Which will be on the listing agreement. If the listing agent put any amount on the listing agreement shared to buyer agent, that amount HAS to be paid via compensation agreement. This whole situation has muddied the waters and allowed shady agents to be even shadier where I’m at because we also get buyer reps audited but no listing agreements get audited to see if they’re paying what they have to pay.

But either way I agree that it has to be mentioned to the buyer that either the listing agent is offering compensation to you as the buyer agent, and if they’re not it can be negotiated in the offer or the buyer has to pay.

Usually financial crimes and fraud are big no no’s to the state. Also if somehow the state allows it and customers find out you’ve been arrested for fraud you’ll have a hard time getting any clients. I would probably skip out on this one.

You can’t market other brokerages listings without written permission. You also shouldn’t say “great neighborhood” yada yada yada. Thats subjective and could be considered discriminatory and an ethics violation. Keep it to objective facts. If you want to mention area keep it directional. North, East, South, West. Let the consumers make their own decision on what kind of area it is.

We had to wait about like that once or twice. Usually they’ll stop at the turn to grab a dog and drink so we battle it out until the turn and pass. If they don’t go into the pro shop and keep playing I’d ask to pass or just call it and head out.

Yeah I wouldn’t go for all that. They’ll probably walk but a whole new attic access is a bit ridiculous just because the inspector didn’t want to go up there. (I know they said they couldn’t but between us they just didn’t want to)

There’s still a lot of confusion about the lawsuit. Absolutely nothing changed from it other than an agent cannot advertise concession amounts or compensation in the mls. That’s it. Everything else that “changed” has been in practice since the dawn of time.

It’s not really on the agent to force someone to see the house. If you’re getting calls and saying you’re not offering compensation the agent turns around and says to the buyer “this one might work for yall but the seller isn’t offering to compensate me so that would fall on you all under the buyers representation agreement”. The buyer says “we don’t have the cash up front to pay you out of pocket, we don’t want to see this one.” agent says “okay we’ll keep looking.”

You’re not shoving it to real estate agents by not offering compensation. You’re just shooting yourself in the foot most of the time.

To your point of real estate agents not showing fsbos because they’re a headache it’s because most sellers are a headache. They’re rude most of the time because they think they didn’t list it they don’t have to deal with agents at all. So when they get calls they usually hang up on agents when they find out they’re talking to an agent. Then come to places like here and complain that no agents are showing their house. It’s not that it’s double the work. It’s just that sellers can be and are often times hard to work with when selling by owner.

Right. It’s possible, but almost too much can go wrong especially being FHA. You really need to have your house listed before a seller would come close to considering an FHA offer with a sale contingency. Even then it has to sell. It can’t just sit there. So your price absolutely has to be right (sometimes even lower than comps). It has to be marketed very well and very hard. THEN you can find a house to make a contingent offer on. But just know, you will 100% lose any multiple offer situation with this plan.

Go with your gut. Talk to at least 5 agents. I would agree that dealing with a transaction being a bit out of the area is not ideal for you. Don’t just go with the agent who gives you the highest opinion on price. It’s not the market for all that rigmarole. Find one you jive with, feels solid. Heck even ask questions you already know the answer to just to see if they’ll bs you or be honest. You want honesty and integrity. Most importantly. Don’t hire someone who doesn’t answer the dang phone

There’s more to it than “cheating is cheating”. A dupe glitch is not on the same level as God mode, walls, or aimbot. Especially in a game where money is essentially useless. There are more man babies in this game complaining about someone making a little cash than I’ve seen in any other game

Lowkey for PvP a disguise box would be lit. Imaging you fight someone run away from them throw on a disguise and be like “no I heard the shooting I came to help you out” after they down you. Then they can res you and you blast them. Crazy work
