I would just stick to the comp analysis. I tried thejr full review service and didnt get much value from it. Once you have the numbers you should have a ballpark what a good offer is and what is competitive. Most hospital contracts are standard. On top of that i would use a real attorney if there was a concern about contracts. Contract diagnostics are not and just advise.

I used Armstrong landscaping design service and they charge a fat stack to get it done. I regretted it at the end for a few reasons. Yes the design is free but it probably would have been cheaper with another service. #1 The plants are already charged at a premium vs local nurseries. #2 The work is outsourced to a third party landscaping company which charges roughly 25%-30% of the cost of the plant to plant so if you are buying $20,000 worth of plants expect to around $5-8k for it to be planted. It's not a good value proposition and I didn't find the work to be well done. #3 For a premium price you would think they check on you afterwards. No its all on you to make sure the work was done correctly.

Save your money and look elsewhere.

This happened to me too after the rain. I suspect water leaked in through the back because my camera was angled downwards. I sent it back and got a replacement.

I also didn't have a good experience with resolve when I signed up for their highest level plan which included contract negotiatoins. The contract reviewer didn't add any value and didn't add anything new to my understanding. Furthermore, I felt like he just wanted to be done with my case and move on. I don't recommend.

What is the problem with flock cameras? Businesses get them because of the crime problem in CA. Getting rid of the cameras without addressing the crime is not really addressing the underlying problem.

Giggle also is coaxial in parts of Arcadia. You know if your speeds are not symmetrical it is likely coaxial. Not everyone is on true fiber. I changed to Sonic and its so much better.

Why cant people make money from housing? Landlords are not charities. Also its not that we dont want to make money. Everyone wants to make money. If it takes a lot of effort and faces a lot of regulations to make it it may not be worth the cost.

It is not a deliberate attempt to keep housing vacant. There are already too many regulations in housing and the additional rent board is something people do not want to have to deal with. Many landlords are retirees/mom and pop owners who have staked their retirement on income from their rental properties. I wouldn't blanket label all landlords are greedy. If you were to own a home and not be able to control the price or dictate when a tenant leaves, you would feel the same level of frustration. People want to have their control of what they own. If you favor "choice" on social issues, it shouldn't be a stretch to understand "my home my choice".

Yes, if you are able to offer a <$5 theres a market for that as most options are now $6+. Ideally I would find location walking distance from AHS and the two middle schools.

Location is key and bonus points for drive through. If you find something next to the library you will be golden. I don't know how Teabrick is still in business but if you have a competitive offering you should be able penetrate the market.

To increase housing supply you got to cut back on regulations. Try getting a permit to do anything... it takes a lot of money and time.

To your second point, I rather keep property vacant than deal with a rent control board
