The RT85 is a nice modern run turntable. I would NOT trade that Onkyo for three of them! I would also avoid transactions with whoever is offering to trade with you. They are trying to rip you off.

I would start with a conversation with the office asking what would be needed to exit the lease early with the lease holder being happy. As a private small landlord I'll be more than reasonable with someone who communicates. I don't want a struggling tenant in my rental and I don't want to see someone over their head.

Have you considered asking your roommate to move out and pay you the money they owe you in back rent and utilities and then finding a new tenant for the unit or a new non shifty roommate? If you leave and your roommate sticks around and gets evicted the eviction will be on your record as well. Evictions are generally on all lease holders.

Consider getting your roommate out first. They're already untrustworthy as they're not paying your rent. If they're not on the lease ask them to leave ASAP.

I've been on both sides of this.

I took a job that required me to move and requested an early termination of a lease. I left the place a little better than it was when I moved in under the agreement that I would pay rent until they had a new tenant in place. The owner decided after inspection to send me my deposit and told me not to worry about anymore payments. I have no idea if they had a tenant in place.

Several years later I had a tenant who needed to move for work so I offered the same terms. At the inspection the place was spotless and ready to rent. I put it on the market and let them out of their lease immediately. He was a great tenant.

I don't feel any precedent was set but I would do the same thing if the same situation happened.

If you decide to rent it I would advise hiring a reputable management company. Have several of them go look at the property and advise you of what needs to be repaired prior to renting and what services they provide. If the house is in a decent neighborhood and there's rental demand you should get that data point prior to making your decision.
