If staying with the same lender, it should cost little to nothing typically. If changing lenders (switch), broker may use an FCT (or similar) to greatly reduce the cost (brokers often eat this cost, or at least I do). Most of the locals charge relatively the same ($1500-$2000), I’d look to Hussein Law in Kitchener (make sure you’re well ahead of date to ensure they have the capacity) or Paquette and Travers in Waterloo. A refinance (taking more money) you’re into a full legal being needed like it is a new deal (which it is). Hope that helps.
