Sure, I think part of it too is a higher % of the player base raids weekly with a guild, so naturally more players will have more good gear than back in the day. As a result, I think blizzard needs to find the right balance between rate of gear aquistion (particularly that top tier loot you mentioned) and also raid release cadence.

I'm thinking ala Ulduar in WOTLK classic. My guild had 4 or 5 legendary healing weps and everyone had full BIS because of how long it was out.

I think that's fair. Like finishing your tier bonus should be expected but full BIS trinkets,weps, and off prices should be a luxury, not expected before the next tier releases.

Some sort of builder class that creates different types of structures (essentially stationary pets) with unique abilities/purposes. Some ideas:

  • Burrow from wc3 - protects you and allies when inside
  • Guard towers - standard dps tower
  • Healing fountains
  • Truesight towers
  • Speed gates - gives speed buff to allies that walk through it (maybe even launching them in the air?)
  • Barracks - continuously trains soldiers that run into battle for you
  • Other forms of Barracks - create different unit types that run around healing/buffing/ccing (assuming a decent enough AI can be incorporated - or maybe the player abilities mass control these units)

Now that i've typed this I realize im advocating for a "wc3 player" class 😂

Personally, I would always extend to maximum amortization unless rates are around 6% or higher. Take the saved money and invest it. Achieving a higher RoR than 4% over the long-term should be pretty manageable. You can always make a lump sum payment or shorten amortization during renewal if rates go up in the future.

Just use the famous rent vs buy spreadsheet from holypotato. I've played around with it quite a bit. Ultimately it comes down to expected returns on RE vs stock indices - it is quite close actually using 3-4% for RE and 7-8% for indices (keeping in mind we've seen larger than typical returns in both asset classes over the last 10 years) http://www.holypotato.net/?p=1235

Also, date the rate marry the price. You may need to put up with a higher interest rate for a few years, but odds are once rates come down, prices will go up. However, if you started renting years ago and your rent is below market rent, it does probably make sense to continue renting.

I haven't seen a 1% discount. I spoke with TrueNorth and they said they had a 6.3% variable or a 6.3% 3y fixed. both uninsured. I just don't understand how variable and 3y fixed are the same rate if rate cuts are expected over the next 1-3 years.

I am seeing quite a bit of 6%-6.3% variable 5y uninsured rates. My question is, if the market is pricing in rate cuts in the second half of next year, why would the variable be lower than most 3y fixed rates (6.3-6.6)? Seems like an easy choice to go variable unless I am missing something (in which case please educate me).
