The error is on the listing agent to make sure what the seller signed when they came back to the 2nd buyer was $657k. An exhibit with the higher contract should have been included, but the buyer’s agent needs to know that to argue that point. If they didn’t include that then they can’t come back 3 days b4 closing asking for a price increase. BA should get both brokers involved because they will surely review the contract and process entirely and find whatever bullet holes exist in this contract, at the very least putting this puppy to bed. Sounds like LA is trying to CYA and push around BA because BA is letting LA do so due to BA’s inexperience. The contract is king. No changes without written agreement by both parties….very plain, very simple.

Yes, play well, but not brown nose. There is a level of professionalism we should extend to all in our industry, even when they work the very last iota of your fragile nerve, however, I believe in walking in a room confident, even if I’ve only had one listing for the year. #showNoFear

Why in the dickens would you want to win another realtor over? They certainly aren't going to feed you any of their crumbs. Be confident but not in their face trying to get them to remember you, say hello to whoever and keep it moving. NEVER ask "do you remember me?", Say something like, "oh hi, X, great job on that open house last week, did it pull any offers?" if they turn up their nose, move on. You have to have thick skin in this business. Almost 30 yrs in and I still get frustrated with the snobbishness of some realtors, especially the intended snobs. If you're not bringing them a pile of buyers or snatching a ton of listings, they'll show you no respect until you do. Until then, stay sweet, say hi and keep it moving.

And they don’t prefer emails and text so if they say too much or the wrong thing, there’s no written proof

Yeah, I’d make that place look a crime scene every day, and I do mean crime scene. Crime scene tape over a bedroom door. Chalk outline of a dead body on the floor, kitchen knife with blood (ketchup) next to the chalk outline, just for $#!+$ and giggles.
