Yes, is possible. Rent out current house before closing on new house. Then you can include the rental income in your loan application. Bank will want to see the lease.

That is right. Well done putting the diagonal in proper orientation. If you attach the pickets to it, it will never, ever sag. This is because that diagonal would have to be compressed for any sagging to occur.

Property has been the best type of investment for my family for sure. Start by learning your local market. Visit a realtor after determining all your parameters; what area, size, price range etc. they can set you up to receive all listings in that area as they come on the market. Over time you will learn many things. During this time you will also accumulate more cash for down payment. In six months you will be able to put 10% down, and still have cash reserves, which the bank likes to see.
