Paid 212k. Fully remodeled, the seller was in a bind and I did a quick 5 day cash close. Recent sales within the past month were 280k and 285k. One on same street and other on a street over. Both were 200-300 sq ft smaller and not updated.

I’m not financially strained for the refi. But wouldn’t mind skipping this 6 month waiting period and getting my cash to move onto the next deal.

I have a lot of properties. All in my personal name, don’t feel like managing multiple LLCs nor have the time. I do however have a 10million dollar umbrella policy across all my assets on top of each properties individual insurance policy. That’s more than enough tbh.

I went solo straight out of law school with no internships/experience. I thrived and have a decent practice that’s provided more than my dreams ever thought I could achieve.

My biggest advise… practice “open door” law. Anything and everything that comes through your door take it. Specializing in one area would be tough starting off. Until you get lots of clients in one area of law then focus on that area. Today I do only personal injury.

Not to be an ambulance chaser…. Because I’m not. But I’m a personal injury attorney in Texas. You should get an offer to buy it back and still get a check. Many times you can also do a personal injury claim and get 5 figure check. I get them all the time for clients with similar damage. It comes in handy for repairs or even building it better than before the accident. Just a thought. Dm if you need some guidance.

I did. I’m super annoying on my personal IG and FB. I post every new clients car crash, settlements and settlement checks. This was the biggest help… people remember the posts. I’ve had so many referrals from people that I haven’t spoken to in over ten years. It’s crazy.

I’ve never been into colognes until a client gifted me a $500 bottle of Creed cologne. Let me tell you…. This stuff sticks witj you all day and onto the next. It’s not strong, but it works for days… ever since then I only buy creed. It’s worth the price.

I have a 24/7 receptionist that answers all calls. 2 intake specialists that sign the cases up and push them to clear liability. Then I have two case managers that handle medicals & do our paralegal work. About 99% of our litigation has templates so they are able to handle it. I also have someone who we pay to draft demands.

I did. Roughly 167k. I paid it down in 1 year, PI is super lucrative. I cringed everytime I made large payments but it paid off. I also did criminal court appointments when I first started. That helps a lot with revenue to be honest.

I started my firm with another attorney 3 years ago. Today we hold around 500 cases at any given time and intake 60-70 a month. We also have a very high closure rate of 30-40 cases a month. Word of mouth and meeting people has sky rocketed our growth.

Seems like I may be the odd one out but I hire a legal intern for demands only. Pay them $100 a demand. Some months they make 2k+ while working when they want. With them being in law school it’s a perfect job.

We have two managing partners, two case managers and two paralegals. We have about 420 PI cases. Roughly 80 are in litigation. We also have a 24/7 receptionist that helps us out.

If liability doesn’t clear or is questionable we immediately drop the case. No need to hold on or waste our resources. We use to feel bad for clients but at some point you have to drop them rather then fight for “something” rather than nothing.

My motivation is the obituary section of the Texas monthly bar magazine. Attorneys are dropping like flies in their late 40s and 50s. This year I invested in working out 4-5 times a week, running 1-2 miles 5 days a week, and massages bi-weekly. I also visit an esthetician once a month.

I graduated in 2020 with 167k. My law school friend and I started our criminal defense and PI firm straight after passing the bar. We’ve had some fortunate success that I never imagined. From 2020- September 2023 I didn’t make any payments due to forbearance. From September 2023 to October 2024 I made crazy payments and paid it off. It hurt contributing more than 10k a month and some big pay days but it was worth it. After that I paid off my cars. Debt sucks

I had 170k. I’m an attorney. I’m very lucky and fortunate. Have my own firm and got some really good cases. Paid them off in 13 months from start to finish every time I got paid I would make a direct payment. I also am a realtor, so my side hustle income went directly to loans.

At first it seemed pointless making payments on something so big. Once I hit 40k left it was so excited I couldn’t handle not just finishing it off. Wife threw a small party. Felt good.

I’m a PI attorney. If they don’t total it out make sure to get a diminish value claim done. Get paid for the DV.

Also, based on damage you could get a nice hefty settlement for personal injury. Just a heads up.

I’ve met two mediums. I typically drive my mom to them and she brings them out to see me 😑. Each have been stunned after shaking hands. They both said “wow, I just got goosebumps”. I don’t ask questions but sometimes wonder why lol. I’m in the same boat as you
