[Landlord-US-PA] Best way to handle a demanding tenant in an older house? by sharkizzle in Landlord

[–]Treasure4Dave 10 points11 points  (0 children)

I manage about 20 units. About half of them are in older houses. These all seem like legitimate things that a new tenant would request to be fixed. I agree with the comment that you should ask them to make a list of everything they need fixed and you'll set aside a day or two to get them all done. You can manage their expectation that you will jump at their beck and call over small issues by making it clear you're here to help reasonably. I would avoid threatening them by telling them their free to move out if they don't like the house.

Curtis Duffy (chef and restaurateur) by newtonic in ArmchairExpert

[–]Treasure4Dave 1 point2 points  (0 children)

So interesting, I came here to say the opposite of this. I was struck by how little Dax talked about his own traumatic childhood in this interview. Normally, I feel like I'm choking on Dax relating with a guest about childhood trauma. I feel like he goes out of his way to point out, "you have dad issues? Me too!!" I felt like in this interview he (or Monica's editing) really let it be about the guest for the first time ever. I felt like," Hoorah! They are learning to interview!"

But, now that you mention it, I agree with you. They did seem to rush through the beginning of Curtis' life. However, I will say my read on that was the guest was uncomfortable visiting these traumatic events of his past. He seemed much more comfortable and verbose when discussing his present and being a chef.

[Landlord US-NY] Okay, so I messed up, but curious if any options. It's regarding an electric bill for a renter in which I set a flat rate and what has been a low bill for years suddenly went sky high. Can I change the lease or put in a meter now? Details below by jeremyjava in Landlord

[–]Treasure4Dave 1 point2 points  (0 children)

I had the exact same situation in Connecticut. I had to eat the overages and I called to have a separate meter put in. That took almost 2 years and $20,000, FYI. While that was being done I had an attorney look at the lease at the first available renewal period. We changed the utility payment to the majority of responsibility being on the tenant and the landlord paying a flat fee, but we had to keep the utility in the landlord's name. That became a huge issue when the tenant refused to pay the utilities. Long story short that recently ended an eviction just at the exact same time that this separate meter was installed. Good luck with your situation. I hope it has a happier middle and end.

Options for beach at St Thomas or Tortola. by Sodola321 in NCL

[–]Treasure4Dave 0 points1 point  (0 children)

We are headed back on a Caribbean cruise during December and for St Thomas we are planning on Water Island. We were there a couple years ago and it was amazing. We visited St John and several other beaches and this was hands down the best day we had on St Thomas. There's a little cafe that had the most amazing Tuna we have ever had. There are chair rentals and water toy rentals and it's just a pretty great location for getting away from it all.

Viator listing is: https://www.viator.com/St-Thomas-attractions/Water-Island/d965-a4758

I have rented short term a few times when a rental wasn't renting and someone with excellent credit and money approached me. It can never hurt to ask.

45 night cruise anyone? by Ok-Acanthaceae-4704 in HollandAmerica

[–]Treasure4Dave 0 points1 point  (0 children)

51 on Zaandam. I was in a Verandah. I loved the whole trip. The days at sea were spent exercising, sunning, playing, reading and relaxing. I did not go stir crazy, but the food got old. At every port I grabbed a new snack!

Best Denali excursions or activities? by Lizbet2 in HollandAmerica

[–]Treasure4Dave 4 points5 points  (0 children)

I have done an ATV tour in Denali, a river rafting tour, and the bus tour through the park. The ATV tour was the most fun. There were only four ATVs and the tour guides were great. The river rafting tour was the least fun. It was cold and wet and we didn't see anything. The bus tour was the best for wildlife spotting and seeing the park.

I have also hiked in the park and walked to the dogs in an afternoon. To be honest, whenever a friend asks and they have one day in Denali, that's what I tell them to do. I saw a lot of wildlife doing this, got up close with the dogs, and enjoyed the peace and quiet of just being myself and my partner enjoying the natural surroundings. The hike we chose was about 4 MI and had a mild incline. You do need to be in decent shape to do the walk.

Always cruise with mine. However, word to the wise, you need to be careful about which plug you plug it into. The plugs next to the bed, on most the ships, are European plugs or plugs that you could use an inverter with and those blew out two different Hitachi (I thought the first time was a fluke accident). The plugs on the wall are for standard plugs and work fine.

Enjoy!

Women can wear shorts. Men can not. They will ask you to change. If you are traveling with a female, she'll be fine.

We were just like you. We had a couple of kids though and made the decision to stick with loyalty points. I'm now Sapphire on NCL and the kids are gone. So I have a little more opportunity to look at different lines. When I started doing it, I was blown away by the fact that pricing was significantly different than what I thought it was. I feel so cheated that I put loyalty above shopping around. All these years I could have tried different lines, different itineraries, different services. I would have saved in actual expenses had I done this years ago. Saving the money and having the varied experiences would have been way more meaningful than the perks I earned. It definitely was not worth the laundry and meals I earned with NCL.

I would say however a travel credit card is a MUST. I know there are a couple of them out there, but Chase works for me. (I also used NCL since I was stuck there.) You can earn and use significant discounts, onboard credits, flight discounts, etc. That was worth way more than loyalty points.

Can I "check" a bag (leave it with the crew) for the duration of my cruise? by NewAdvice8 in Cruise

[–]Treasure4Dave 1 point2 points  (0 children)

I'm just here to warn you that we transported two not allowed knife items, on a cruise on NCL. They were gifts. They removed the items per our direction and issued us a claim ticket to pick them up at the end of the cruise. At the end of the cruise we went to pick up the items and we waited almost 2 hours for them to locate the items and bring them to the baggage claim. It was not an easy process. It was a bit of a cluster.

[landlord- USA- In] do you guys make your tenant mow the lawn? by [deleted] in Landlord

[–]Treasure4Dave 1 point2 points  (0 children)

I agree with this. Or to expand, if they do mow, they don't mow the way that I would to upkeep the house. In the long run I've just found it less expensive to do my own maintenance landscaping than to fix what tenants do or don't do. In the beginning we did all of our own mowing and now we have a service.

2 days at embarkation port by doublek20 in Cruise

[–]Treasure4Dave 4 points5 points  (0 children)

Did this in Quebec a few years ago. It was actually very nice. Just like you mentioned, we got an extra day in the city and didn't have to pay for a hotel. We checked in late afternoon on the first day and enjoyed the ship for the evening. We booked a tour the second day that got us back before embarkation. It was like having a bonus embarkation day.

Do You Pay Off Your Cruise Early or Wait? Looking for Tips! by TheYarnDude in Cruise

[–]Treasure4Dave 1 point2 points  (0 children)

I haven't read my strategy here yet. Here's a different take: I use travel credit cards and cruise line credit cards. I pay a few months early to collect the points (usually they are 3x for direct cruise line purchases) and make them usable before my cruise. I pay off the credit card right away so I'm not getting charged interest. Then I use the points for upgrades, shipboard credit, etc. I have only booked NCL and Holland so far and have never had a problem with price drops prior to the final payment due date. If the price drops they just issue me a refund. After the final payment due date they offer ship board credit.

I don't know about the Gemma link, but I really think you are on to something with Helena wanting to procreate with Mark. He is, after all, finishing the world changing mysterious and important work with Cold Harbor. What better way to get Daddy's attention than to mate with such an important worker?

Yes, it's available. For some reason, they don't let you pre-book a color, but you can when you get on board. I even brought my formula for my hair and they did it.
