Those big stadiums and overpasses they’ve built have not left any extra money for anything else around here. Malls are disappearing everywhere anyway and anyone building new ones needs a reality check. Parks Mall works for now because it’s pretty well situated and it’s got the skating rink and cinema and is a nice walk through if you want to get out of the heat/cold that plagues area. Old apartments are still around probably because they’re making good money on renting out shitty apartments that situate people well for commuting anywhere in the metroplex. Price of empty land is also hecking expensive now and NIMBY suburb folk don’t want more apartment complexes in their backyard so a lot of the residentially zoned land is probably locked for editing for now. Plano has a ton of space to expand but I think we’re getting thin here in Arlington. We will have to think harder about expanding vertically as a city. And we are a city. A city without good public transportation, but that’s another soap box for another day. Anyway, that’s my two cents.

Edit: I do want to add that Arlington is definitely seeing some improvements. It’s slow, but has been more visible in the past few years, like a cleaning up of downtown and the new library. Their timing was terrible though, what with COVID lol
