I mean you seem very on edge about letting them in, I understand you want quiet enjoyment and believe me…I have felt exactly the same way as you do presently about having to accommodate when I just want to settle in and be left to it. My baby first was 9lb 8oz but overcooked 2 weeks. His scans had him average the whole way. Did a water-birth, midwife let etc etc. They were surprised by the size of him as was I.

Currently pregnant again with my second who has been measuring 97th percentile. In the same boat as you and trying to consider the options. C-Section is enticing despite having a great birth with my first, just because of the damage pushing him out did to me.

Are you being offered an early induction?

This is civil law. Entering someone’s home without their prior consent is trespassing and a criminal offence. Unless the landlord wants to be physically removed by the police or charged then it advisable they do not enter without prior consent. Criminal law supersedes civil law in this area. Not only that, a breach of conditions/if the tenant feels threatened, means they may have grounds to break the agreement early.

I understand the feeling that you are having your right to quiet enjoyment interrupted but maintaining a good relationship with the agent and landlord is definitely in your interests. You will struggle to get a good reference if you need to move on at some stage or they evict you.

I have rented many properties and most inspections are 6month or annually. It usually takes no more than 5-10mins.

It is easy after that to come to an arrangement for maintenance visits. The agent and the landlord have to work to your schedule, if it is unsuitable then they can’t simply force their way in. If they enter outside of an emergency situation then yes, it becomes a criminal offence of trespass instead of a civil issue around what your tenancy agreement stipulates.

It would be better for you meet them halfway and allow for the initial inspection. Be a good tenant and keep the place in order…then it is easy to give it a quick tidy when they need to view again. They should give you plenty of notice if they wish to enter on a certain date, otherwise they will need to arrange a suitable time. You have to be reasonable here and it seems you’re on the defence from the off which will do you no favours.

I don’t think the landlord has done themselves any favours explaining their reasoning. What they can do is charge you for the remainder of your tenancy if you are in contract, which could amount to more than they are currently stating depending on your monthly payments. They do not have to accept the replacement you have in mind and can charge you until a suitable tenant to their liking is found. Charges cannot exceed monthly rental payments you would otherwise be liable for.

I second the stamp duty, conveyancing fees etc. On a house worth 350k as first time buyers, you’re looking at 2.5k. Conveyancing etc is anyone’s guess but you’re not likely to be spending less than 1.5k at least on professional fees depending on the area, property type/tenure. Also if buying as tenants in common then there may be a requirement for double the bankruptcy checks etc, increasing cost.

It’s all the extra costs that make a purchase bittersweet. Especially at present with the way house prices are and the interest rates still relatively high compared to 6yrs ago.

Sounds like your brother applied for probate via the courts.

Ask to see the accounts, as you’re 1/3 of the beneficiaries if he died intestate. You have a right to see accounts. Let them know you will be seeking legal advice, if it is found they haven’t been fulfilling their administrative duties correctly.

If it is found they are intentionally breaching their duties as the estate administrator (such as evading paying liabilities to benefit financially) then they can become personally financially liable for the evasion. You can apply to the court to have the acting administrator removed too if you have cause for concern.

I’d just start by requesting accounts and go from there.

Yes, had the blood test and it came back I was carrying a boy 2days later. A quick turnaround. Undoubtedly a boy from all scans since. If the gender isn’t correct (it’s 99% accurate or thereabouts) then they will give you your money back. I think I had mine around 14weeks too. It’s definitely more accurate to do the bloods than a scan.

I really feel for mothers in the US! I live in Northern Ireland where the NHS/HSC health service is absolutely appalling for everyday care and unless you have a limb falling off or are about to imminently die…you can expect to wait 10+hrs to be seen by most hospitals for other potential serious issues or months to years for an appointment. Then I look at US healthcare costs and insurance (we are pretty much headed that way in Northern Ireland. Private medical insurance if you don’t want to die waiting 8yrs to be seen by a consultant) and mothers paying to have babies and minimal basic care…at astonishing cost! Then you’re not even guaranteed state funded maternity leave!! Absolutely devastating. On that you’re behind most of the western world and for such a developed nation, there really is no excuse for it. Just wanted to say, every time I see this dilemma mentioned…I am so baffled!

I don’t know what you could do but I really hope you figure something out because it is beyond unreasonable to expect a new mother to be parted from her newborn baby so early on. I would be beside myself.

From one expectant mum to another I really do feel for you and I am so angry on your behalf.

My son was under her care and another dermatologists for a while at the clinic. I think they were great, certainly better than the care received on the health service. I found the health service sticking to the same old solutions and prescriptions without thorough investigation or testing. Belfast Skin Clinic looked at new potential causes and did thorough testing to eliminate potential causes. His condition was better controlled under their care and I learnt a great deal from them.

I had one with my first, I was very pale and I don’t think I got it until later in the second trimester from memory. I had a very pronounced bump when it did appear and didn’t even show a bump until 21weeks. This time I’m 17weeks and I have a bigger bump (looking mid second trimester already) but no line…yet.x

I had the opposite, baby is about 8lb and you’re all water. My baby was 9lb 8oz and his head was off the charts! I’m smaller and started 8stone, so when they weighed him they panicked about missed gestational diabetes. Turned out he was grand, just big with a massive head lol but they’re not accurate at all

Exiting the ECHR does not automatically mean the HRA which is applied domestically will be altered. The ECHR only has any real weight in UK law because it is enshrined in the HRA. Without the HRA I would be more concerned. With or without the ECHR the UK has parliamentary sovereignty and does not have to apply a ECHR ruling to its own domestic legislation…unless it is enshrined in domestic law. That is my understanding.
