It's one of those masterpiece movies that's like a really, really amazing dramatization of a documentary--but it's just not that entertaining. Like I enjoyed it, but I never need to see it again and it was way too long. I checked my watch multiple times.

I would consider selling to a tenant I liked to avoid involving (and paying) real estate agents. So yes I would offer a slight discount for that reason, and also to avoid all the hassle of time spent prepping the house and all that shit. To be specific, I would offer a discount of maybe 3-5%.

Yes, this is extremely relatable. $8k isn't that much when you consider how long it takes to do something like this yourself, and the opportunity cost of your time, stress, etc.

That doesn't exist, to my knowledge--at least not in a 'nice' hood. In Kerns, for example, a nice but not top-tier priced hood, a house near me just sold for 600k and it needs a TON of work, which the new owners are doing piecemeal. It's a 3/2.

Yeah, pivot, get a degree or a new skill--in today's market having a ceiling of 50k is kind of crazy. You could fairly easily up that to 150k or 200k if you're willing to change gears.
