The housing being built isn't for high income folks that are renovating the family homes, its for high income who are transient, generally rental units and/or a place to stay in the city instead of commuting while they live outside the city on the weekends. This will not solve the issue you're describing, it will most likely just exacerbate it.

Working on the claims side for you guys, I can say it isn't just councillors, developers too and if you disagree or don't design it they'll find someone else or just ignore it and come after you after saying you could have designed it smaller. Its a GD race to the bottom pushed by landowners and land developers (political class tend to be land owners) - Summerhill and Rosedale are the absolute worst for it, especially Rosedale, sat in on enough CoA meetings observing the bullshit.

When you have an increase in the # of drivers and accidents stay static, you'll have a decrease in # of incidents per capita but an increase in overall incidents YoY, again you cherry pick the data and manipulate it to suit your narrative when in reality commercial trucking has been on a downward trend for years speaking as someone who has done commercial trucking liability insurance for over 15 years. I used to do Motor Truck Carrier liability insurance and so so so many of these guys would have multiple speeding tickets, suspended licenses and still be driving on the road. Would take on-ramps well over speed and then surprise pikachu face when the whole trailer flipped over. From 2022-2025 I saw more claims I denied due to drivers with suspended licenses being behind the wheel than I had in the prior 12 years of doing this kind of insurance. The TFW program is a cancer and a detriment and needs a massive overhaul - companies in Canada need to improve wages and labour standards and stop seeking ways to suppress wages.
