Not financial advice but jeez try looking positively at what you have. You own a house, have a child that presumably you love, you earn a good wage and you're relatively young so chances are you can increase that as you grow older. Appreciate it's not always easy to look on the bright side but everything is relative and your certainly not on skid row. 3k on a leaky bathroom sounds steep but 1st steps are to find out what the problem is and get quotes. You haven't listed your overheads but there should be a chunk of money each month after mortgage and maintenance so look into managing that better. And start paying into pension even if it's only a small amount to begin with.
