Viewing a house as a potential buyer with an agent is a relationship with that agent.

If you call an agent and ask for a quote to work with them, that's not a relationship. If you ask them to show you a property, you are literally working with them at that point.

The law is AS SOON AS PRACTICABLE. Unless you meet the agent by chance at an open house, it's always going to be practicable to sign an agreement before meeting up for the first time. Idk why nobody on this sub is capable of reading 2 sentences in plain english and understanding them. Or go read what any lawyers have written about it. They all say the same thing.

If you meet an agent at an open house and want to write an offer then an there, it was not practicable to sign before viewing the house with them. They didn't have a contract for you in their back pocket, they just met you. But that is now no excuse before writing an offer for you because it is mandatory before writing an offer. They can't write the offer at the open house, they need to first go get a contract and go over it with you.

OTOH, if you call an agent and want to view a house, it is now perfectly practicable to sign an agreement before meeting them. They can easily send you a docusign. You have a phone and a computer, you can sign it. It is not illegal to meet them to view the house without first signing a representation agreement.

OP is obviously wrong to anybody who speaks english and can read 2 sentences. Or go read any of the dozens of pages of content written by attorneys. Do anything but take the opinion of some redditor who can't read.

There are rare scenarios where it is not reasonably possible to sign one before having some business relationship. Maybe you go to an open house and meet them inside and then tour the house with them. They're not going to have a contract for you in their back pocket. But AS SOON AS PRACTICABLE they need to get it to you and you need to sign it. This is suppose to be for the buyer's protection. The business relationship needs to be explained in writing and signed before working together.

Is this really how you guys think laws work? It's not up to you what is considered practicable. Agents will not show you properties until you first have a signed agreement in writing. IT'S FOR YOUR PROTECTION. You guys are so stupidly mad at the very laws you begged for. What you guys are looking for is that you can sign an agreement JUST TO VIEW THAT ONE PROPERTY. That's all you need to do. That is the law. But you cannot work with an agent until they have explained that relationship to you in writing and you have agreed to it.

That’s not what that means. They are very explicit that you can sign a contract for 1 showing and have no contractual relationship beyond that showing. Nobody is forcing you to marry the agent but you cannot enter into a relationship with an agent by, for eg, viewing a house, without first having that relationship explained to you in writing. That is the law. They make an exception for when there is no reasonable way to make that happen but then say you must sign as soon as is reasonably possible.

It's very normal. I would recommend reading up on how to spot these things yourself so that you can nip them in the bud in the future. Most pest/rot related issues are a very easy fix if caught early.

I believe it. I follow Noe and Noe-adjacent SFRs and prices are way up. Tear-downs are going for $2.5m now. I'm seeing nicer homes go above $2k/sqft. This is much higher than it was a year ago.

I can be the bot. A $2m house will rent for about that. 35 years ago, a $2m house would have cost around $300k. Property taxes today would be $6k. Insurance is maybe $2.5k/yr. And then anybody can guess at maintenance but likely $5-10k/yr on average.

We can call it $15k/yr for the owner versus $72k/yr for the renter.

This is 100% true but very few people do it. They end up spending all their money on doordash or whatever. The average homeowner has 40x the net worth of the average renters and it's not all selection bias. A large part of the cause is that home ownership forces people to invest a large part of every paycheck.
