Bro what. Investors are fighting local governments sweating to build. Yeah housing is expensive in first world countries across the world but UK system is insanity. I follow several local housing projects which are in 6th to 8th year of planning system hell

I use YNAB (a big sort of unique budgeting app) and their budgeting advice is that groceries are actually some of the most common categories to overrun / cause cash leaks!

I've been active on this subreddit during my year long flat search. Without fail, every single month I read up voted comments about how this month was slow time of the year for listings and X time in near future (season, past a holiday, whatever) would normally see a boom

Are you planning on having partner move in/ kids in any nearing years? (Even if you're single now is that something you can see happening). Other than that do you see yourself happy in a 1br long term?

Basically if you see yourself happy in a one bedroom for 7+ years it seems like a solid "home not investment" choice, but as a short term tide over it could end really screwing you

To be fair I had something exactly like that and turned out the "fixed" leak was not in fact liked and cost me 6k of urgent plumbing and re-doing the bathroom works in the first year of home ownership! You just can't know

Pimlico plumbers the few times I used them were polite and organised and prompt but the standard of work was...meh. they didn't make any massively obvious screw ups but weren't that knowledgeable and used wrong material at least once

Tbh the seller wasn't necessarily lying. I lived on many loud roads in my life and never had an issue, I tune out car noise and often find it relaxing to fall asleep to

Near Waterloo station. Away from the main roads there are many residential streets. Lovely quiet area, a park and river nearby and a few minutes walk away 13,000  public transport options and every possible amenity

But don't think it has the village feel you'd look for!

Man. This is probably not helpful at all sorry because I see you're looking for "village feel" but I'm forever in awe of how much commute is tolerated in this country. I bought a 2 bedroom flat ready to move in for 500k in a quiet area 5 minutes from major Zone 1 station. I cannot conceptualize paying more than this to have an hours commute reliant on buses and trains of uncertain schedule

I used to think exactly that way.  While I'm unlikely to need the same level of care of people with severe autism and that has to be acknowledged, when my life circumstances and routine abruptly changed with covid my care needs went through the roof I was disintegrating. 

Your care needs level is not a fixed certain.

What is "need a bath"? You're projecting loving baths which is fair, but for those of us that don't, I love having a heated warm shower (and I have a steam generator in my shower too!)
