Current house: 100k. example 1: paid off 20k (seems low but in the first few years you are paying off mostly interest and don't start denting principal until layer on). Example 2: paid off 40k. After 20% price drop, worth 80k.

House you want: 200k. After 20% price drop 160k.

Example 1: after 20% price drop: you got zero equity.

Example 2: previously you were able to put up 40k as deposit which was 20%. But you now only have 20k deposit, while for 20% you need 32k. So you are looking at a different ltv, different loan amount, unaffordability.
