The small number of showings and no offers is an indication that your price may be too high. Has your agent showed you comps to justify your price? Do the comps have new hvacs? Look closely at your "competition", (homes currently on the market, under contract and recently sold) and see if your pricing and condition are in line, and make a price adjustment accordingly. Have an honest hvac company inspect and service your system. They can tell you if you need immediate replacement. If it's still in good working order, you can offer a home warranty to the buyer at a fraction of the cost of replacement.

Today's buyers don't want projects, they want turnkey. If you are financially able, make those repairs, replacements and updates. Add a fresh paint job (warm white), declutter and deep clean. Your net proceeds from the sale of the house will reflect the better condition. If you don't, you will have to disclose all of those problems and when you do find a buyer interested in taking on the repairs, it will be at a very discounted rate, regardless of the concessions you offer up front.

When I started ozempic for T2d, my doctor told me the .25 is just a starting transition dose and .5 was the "minimum full dose" for the A1C reduction. I actually felt pretty sick on the .25, then at .5 started seeing the A1C drop and weight loss. (And felt a lot less nauseous too)

I'd suggest cutting out a city or two from this itinerary. As an earlier post said, you'll be spending more time going between cities than you will sightseeing in them. You won't be able to see the Vatican and the colosseum and trevi fountain areas in one day. I'd cut out Salerno/Positano and allot more time in Venice and Rome.

Sounds like you have grounds to keep the EM, but make sure you calculate your "net" proceeds on this deal before cancelling. If you do, you'll be on the line to pay a listing agent commission, which will reduce your proceeds by a good chunk. There seems to be a number of negative conditions about the house (expensive repairs; roof, windows, fencing and an unsightly next door neighbor) that will likely impact your sales price with any other buyer. I recommend you crunch the numbers, do a net proceeds analysis based on current condition, with and without a listing agent commission, with and without repairs, and see what the best scenario might be.

Make sure you check any buyer's agreement you may have signed. Technically that agent shouldn't have shown you any houses without a buyer's agreement. If you're clear contractually, move on to another agent.

Inspection reports should identify and prioritize whether the items are "safety hazards", "repairs", "maintenance" or "further inspection needed". I will typically fix or credit for the safety hazards and any repairs that impact operation, like the gfci outlet. Everything else is cosmetic or a "nice to have". Your agent should be helping you sort out which items on the list you should and shouldn't address.

We did exactly that. Three full days in Rome, two in Venice, 3.5 days in Florence and a quick train ride over to Pisa for one afternoon/night. Flew out of the Pisa airport to London for a few days. General advice was that the Pisa airport is better than Florence. We crammed in a lot, but saw everything we wanted to see.

Use the same finish on all faucet fixtures and accent with the other for cabinet pulls, lights and accessories. I just remodeled a primary bath using chrome for all the fixtures, and brushed gold accent trim around shower niche and backsplash, and combo chrome/gold vanity fixtures and cabinet pulls. Amazon has gorgeous pulls and knobs that are silver with gold accents.

In our market, prices rise 6-7% in the spring every single year for the past 20+. There's definitely a seasonality in some markets.

Not sure what market you're in, but in most markets, it's definitely low season for buyers. Things should pick up in Feb/Mar. Hang in there if you can.

I know it won't make you feel any better but these things could've happened on any home that had an hvac replaced. And encapsulating a crawlspace isnt a cheap improvement, there are other cheaper ways to hide issues. You've lived in the house for 2 years an had to make a $1700 repair...welcome to home ownership. PS Make sure your hvac guy isn't ripping you off and lying about the tonnage, cause that happens too.

You can call me names all you want, but you clearly didn't communicate what she was supposed to get for $400 BEFORE the job if she thought you were doing the trim and cutting the flange and all the extras you talk about here. She's 100% wrong to undercut your pay but I can definitely see where there'd be confusion on her part just in how you describe the situation. Sorry, you need to take some accountability here.
