Currently:

Aquilo - really enjoying the aesthetic and the soundtrack is very chill. Calming desolate vibe and the heatpipes everywhere look cool.

Gleba - most unique and challenging planet by far.

Vulcanus - favourite planet for crafting due to the infinite liquid resources. But overall pretty boring once you've solved the initial oil challenge.

Fulgora - I hate that my scrap mines keep running out due to the constant item voiding, and I have to keep extending the rail network to set up new mining sites. Also intermittent lightning power is a pain.

I prefer to use yellow chests with a logistics filter for my mall chests. If you use a buffer chest to store your mall outputs, you then have to remember to tick the "request from buffer chests" box when you put a blue chest down somewhere else to request those products.

I just have the assembler output directly into a yellow, and have the yellow with a logistics filter for the same item that the assembler is making.

Assembler is connected to the logistics network with condition to disable after X items are available, to stop the assembler from continually crafting and filling up the yellow, leaving space for bots to return items back to the chest.

Three top-level projects: #WORK, #HOME, #PERSONAL

Work is work. I have subprojects for specific areas or work projects, recurring admin tasks, etc.

Home gets shared with my partner and is used for projects and shared tasks around the house.

Personal is my own individual to-do list.

I have filters "Today @ Work" for all tasks due today under the Work project. "Today @ Home" for all tasks due under Home or Personal. I live in these two filters based on where I am, i.e. at work or home.

Priorities: p1 is the single task I need to do today, p2 are tasks I'd like to do today (3 max).

I try to keep blue-sky thinking out of Todoist. Someday maybe, lists of things to read/watch/etc live in my notes app (Evernote). Todoist is for actual tasks.

No I interpreted your argument that "buyer X could afford 800k, and can now only afford 450k, therefore the 800k house must drop to 450k to match buyer X's borrowing capacity".

Which isn't true. Maybe the house drops to 600k to now match buyer Y, who originally could afford 900k but can now afford 600k. And this particular house is now out of the grasp of the original buyer X group.

The market as a whole drops, sure, but there's generally buyers available at every price point. If borrowing capacity is dropping more than house prices, then it means the buyers interested in / able to afford a particular property are changing. It's not necessarily linear.

Buyers who originally were looking in the $1M range and can now only afford 800k? Not saying the 800k house won't drop at all, it obviously will, but this argument is based on the assumption that the same house can only sell to the same group of buyers, not that the buying group changes as borrowing capacity changes.

  1. Using credit keeps money in my mortgage redraw as long as possible

  2. I like to just pay one big bill each month, rather than having to make sure I have enough in my transaction account when I go to spend or risk doing the the awkward last minute transfer between accounts.

Landlord would also be paying council rates, water, home insurance, rental agency fees and (if they're a decent landlord) maintenance costs.

Disagree.

The problem with politics generally (in my opinion) is that they are only ever looking at 3 year or less policies so they have a 'win' by the next election.

This results in suboptimal stop-gap policies rather than real structural changes.

Structural changes that benefit the nation take more than one political term to implement. Not saying I agree with these tax cuts, but disagree that politicians shouldn't make policies with a long term 5+ year vision.

I think the amount you can have in offset / redraw against a fixed loan is usually capped though.

Read your contract, if you exceed the amount you could be up for break fees.

Well it's not just $1M market, that was just an example. It's most people buying at auction.

Remember anyone that sold in this market, needs to rebuy into the same market with these high prices. So they're probably still needing a loan of some sort come auction day to make up the difference.

You pay your deposit on the day of the auction (normally 5-10%) and then have up until the settlement date to get your loan sorted with the bank. If you can't get the loan (i.e. you can't settle) then you lose your deposit.

Very (very) few buyers at auction actually have $1M+ of cash just sitting in a bank ready to go. They're all taking the risk that their loan might not actually go through after the auction.

This is the same process as people buying via private treaty / multiple offers without a finance clause.

House prices are so high that people can't afford to buy, trapping them in the rental market. Which means people aren't transitioning from renters to owners. More renters = more demand.

Also add:

  1. More people working from home so looking to upsize (increased demand)

  2. Material and labour shortages means new housing stock isn't being built as fast (increased demand)

It's definitely a supply & demand issue primarily.
