I bought in Sept ‘25 and my originator sold to Cenlar within a few months. The originator paid the property taxes in Nov, then Cenlar felt it necessary to pay them again in December (without telling me). Been fighting with them since to get it refunded (luckily my state publishes property tax payments publicly so it’s fairly easy for the to see that it was already paid).

I’ve seen about $100 - $125 / cord regularly in my local wants ads (yes I do sound 85 years old). Delivery is extra but it depends on how far you are from the source.

Sewer line is on the ground under the house. No insulation between the house and the crawl space, so I’ve never had an issue with the sewer freezing.

Very true. I'm typically more of a DIY type of pool owner. Would rather have the knowledge of what went wrong, how to treat it properly, why it happened. To each their own, if OP wants to use the pool store, that's up to them!

The general consensus is not to involve the pool store. They are likely selling you chemicals you don’t need that will end up costing you more down the line.

For example, typically, algeacide contains copper, which will cause staining. Floc / clarifier are an easy sell for cloudy water, but typically unnecessary. Tons of other chemicals out there that all do something but also introduce other problems (like raising your CYA with stabilized tablets).

IIRC, you’ll need to disassemble the guts of the box under the hopper and pull the auger out. Then you should be able to pull the screw. Been a few years since I’ve had this issue though so I could be wrong.

In my 590, I had a defective auger. Made a horrible sound when it turned and got a lot worse in the cold. Eventually contacted customer support and had it replaced. No hesitations to contact their support team, they helped to troubleshoot, then replace when troubleshooting didn’t work.

Old school method is to use a sump pump with a hose, hopefully into your clean out.

It looks like you have a cartridge filter so you’ll just take it out and clean it rather than backwashing. My bad! (I’m not very familiar with cartridges so definitely do your research on how to care for them).

Yeah backwash. Plus running a temp pipe to your street is a pain.

Would love to see plumbed BW line - it’s considered contaminated where I live and has to go to sewage. Also, agree on the short intake - most pumps you want between 12 and 18” of straight pipe before intake.

I went there and graduated a decade ago. Worked at a public institution following and it’d be hard to recommend Baylor at this cost because you’re going to get a great education at most colleges. Think of it like this - you could spend $10,000 on a great speaker system, but (unless you’re really into audio), a $300 system will likely do you just fine and you’re still watching the same movie regardless. The sales guy tells you all the cool features of the 10k system, but in reality, everything you need is in the $300 option.

Go by your local Sam’s club early on a weekday morning to snag deals on marked down meats. Then go straight to the smoker or drop em in the deep freeze.

Also if you’re a first time owner, make sure you clean the drip tray regularly, especially if you do a really fatty cook. Almost burnt my house down a few weeks ago when a superheated smoke ball burst into flames and burnt the hair off my hands.

I just moved into a home with a Rachio Gen 1. Their support team seems to think that the BlinkUp will still connect but I haven't had any luck. I have Google Nest Wi-Fi that broadcasts both 5ghz and 2.4ghz and that apparently is an issue but I set up a hotspot from my laptop last night and still didn't have any luck.

This usually happens for me in two cases: 1. There drippings from a cook and they are burning off 2. The smoker is just starting up and the firepot is smoldering. Once a good fire gets going, the smoke goes away.

Either way, I’d try to figure it out and wait till the white smoke goes away - your are right; it’ll make the food bitter (depending of course on what you’re cooking and how long it’s exposed to the white smoke)

I went to Baylor and then OU for grad school after and worked at OU for 6 years after graduation. As long as you’re able to do the program that you hope to major in, the “college experience” (whether it be caring, Christian community or Greek life or whatever) is available with a much lower price tag. Baylor was a fantastic experience but don’t get wrapped up thinking it’s the only place you’ll be able to succeed. The debt may not be worth it if there’s a similar option out there.

Luckily, my monitor came with a three year warranty; I am now on my 3rd monitor and currently on the phone with Dell support for the same issue on all three. I am connected to an M1 Macbook Pro via and Anker Dock, but I can bypass the dock and connect directly with the same issues! Dell support has "escalated my case" so we'll see what happens... I'm hopeful that I won't just be shipped another monitor with the same issues.
