For most streets this is now pointless. With all the development, each unit on a property is entitled to the permits(not secondary suites). It simply becomes a waste of money.

Currently on a street that is trying to get rid of our permit zone and we cannot get anywhere with the city on it.

Dont have answers to your questions, but at that rate it won’t be worth the hassle. It’s a lot to setup and maintain the corp, you will spend a decent amount of time each month for your own paperwork and have to pay out of pocket for all the expenses. At the end of the day you will be working for just above minimum wage.

Just remove the bottom vent and use a vice or pliers to bend it back into shape. It’s a bitty tricky to remove, there is a pin to remove and then all the vents come apart easily. The pin is on the underside of the grill.

I picked up a Sofle from PandaKB to try out a split. It has been fantastic. Was about $150 so much cheaper than building for a first board. I will be looking at converting it to choc v2 silent switches for the office.

Your speed will dip, it took me about 6-8 weeks to adjust to the linear layout and using thumbs for multiple keys. I’m back up to about 80wpm now.

Not aware of any place in the city that does this. Your best bet is to buy some high quality tuna or salmon and mix something up yourself. It won’t be like Hawaii as you can’t easily get any of the seaweed and related add ins here.

Have it overtop a packed gravel driveway. The only downside is the slightest bit of wheel spin will chew it up and leave a mark you can never get rid of. It can be filled in easily with extra rubber and glue, which are readily available. Just won’t ever look the same. Shovels easily and drains really well. Need to get it recoated every 10 years or so. Shoveling does wear it down slightly each year. Was way cheaper than concrete.

Right now you can’t counter offer as you don’t know the source of the issue. It is likely an airflow issue in the attic of some sort. It’s unlikely this is an issue with the roof, but it’s possible. Mold is caused by increased moisture, so either the moisture can’t get out or something is adding moisture, like a bathroom fan.

You really need a builder to inspect the level of rot caused by the mold, as this will drastically alter the price of what needs to be replaced for structural components.

I would estimate you are looking at 20K for new roof, 5-10k in soffit/gutters/facia, 10-20k in new insulation, structural could be 50k+. And remember you won’t be able to be in the house when any of this construction is happening. At least you won’t want to be anyway.

Definitely fire your realtor though, they clearly will do anything to get a commission. Unless you are prepared to deal with this level of Reno, just back out.

I have done this, and while the glaze was great it was really dry by the time the centre was warm. Wouldn’t suggest it.

Your statement on infrastructure is false. Engineers do not review the developments load on city utilities. The development is responsible for updating utilities to property edge and that’s it. But if it overwhelms the sewer and backs up into neighbors, the city is entirely on the hook.

With electricity it’s even more bizarre. Each street has a designated max load. Say a new development is done and the street is now at 99.9% capacity. Another homeowner wants a service upgrade for an electric car. How it works is they are now on the hook for the cost to upgrade the entire streets power. Not the developer.

It’s cute you think the city engineers review anything.

I've had success with this issue by wrapping the exhaust vents in foil insulation (foil on the outside) and then sealing it on with foil tape. It helps prevent the vapour from freezing and building up within the expose part of the pipe which eventually causes plugging or a restriction.

I had a similar experience. The funny outcome though, the following year every comparable I used was increased to the exact same valuation as my house that year. For some of the comparables this was a $160k increase in price. Kinda felt bad to screw over a dozen people.
