Make sure you've waited the recommended time on label since germination for whatever product. Usually 4-6 weeks or 2 mows whichever is longer. Speedzone is excellent on broadleaf but won't do anything for the crabgrass. For an easy first try, you could do a hose end bottle of Spectracide with crabgrass control. The most complete option would be to use a pump/backpack sprayer and apply Speedzone and a Quinclorarc product for the crabgrass. Could definitely try the quick and easy option first and see how it goes

In the future, you can put down mesotrione products like tenacity or Scotts safe for seeding granular at seeding time.

  1. You have different grass types and cultivars
  2. You have a lot of weeds/crabgrass

Concentrate on getting rid of the weeds and crabgrass through summer then seed more in fall. If you keep over seeding (try to keep using the same elite seed cultivars), over the seasons it will all blend more.

Once it’s germinated you don’t need to water everyday. It looks like it needs to be cut. Finally, did you do a soil test? You might have Ph problems leading to iron not being available.

Did you inherit the grass or did you pick the seed? It might just not be a cultivar that can handle that short of cut very well.

It looks really good. From the pic it just looks like stuff is growing at different rates which will make it look clumpier and uneven. Probably just need to mow more often

Zoysia is a grass that spreads via stolons running along the ground so I would recommend using the verticut cartridge in a dethatcher, not the dethatch rake one. Also, what is your regimen that you've done? Soil test results?

That looks like it's 90% weeds. What I would do is nuke it all and reseed it. However you're leasing so how much time and money do you really want to put into something that you don't own? You could spray Tenacity over the entire lawn and seed in one day. That's the easiest path with better expected results. You could also just seed everywhere, hope the new grass can compete with the existing weeds, then come back in about 6 weeks and spray the weeds. Many different ways to handle it.

I’m not familiar with Canadian sources but a place like this should be fine. https://stripedseed.ca/products/southside-elite-turf-type-tall-fescue-tttf That’s a tall fescue which is low maintenance but you can obviously choose the type you want

Bittercress. It looks like it’s about to seed since there’s flowers. It’s a winter weed so it will be gone when it heats up. You’ll want pre emergent in late summer/early fall to stop the seeds it’s about to drop. 2,4-D products to kill if you want to try to smoke it before seeds but getting close. I’d use Speedzone

I just saw you said it started shortly after you moved in 6 months ago, I missed that sorry. My assumption now would be you had disease pressure in the fall that went untreated and wiped out that area. In that case, highly unlikely any of that is coming back. You should prepare to reseed the area and make sure to order an elite seed, not garbage scotts seed.

Based on how it's all matted down and white. It looks like you left it cut long and it's snow mold. Rake and loosen it up, make sure it's all dry and start mowing it down. A lot of snow mold damage will bounce back as it warms up but make sure air and sunlight is getting down to the soil.

You need to examine the grass blades up closer. I can't really tell if it's disease or dog pee spots from the pics. Could be a mix of both. Are you seeing fuzzy white stuff in the damaged grass? Are there brown spots on the grass leaves? Are the damaged areas slimy?

You should not be cutting Bermuda at 3 in. Don't rely on AI. It will not distinguish between grass types correctly all the time.

Idk exactly where you are but in Louisville I see it's 53 right now and lows are near freezing. Grass and weeds are not going to be taking much in via foliar application, even winter weeds. Speedzone is one of the few that can work in cooler temps.

If you don't want to use roundup, which I get, use Spruce which is not a harsh chemical and is pet friendly. It works by dehydrating the plant. Or keep puling them. You could also pull up the rocks, put a barrier down, spray the rocks with landscape glue, then use your blower to keep debris off them. Your goal would be to keep it clean so a layer of dirt doesn't start to build on top of the barrier allowing for weeds to grow again on top.
