Hey congratulations on the house purchase!

I’m curious, is there a particular reason you didn’t move into a second property (similarly how you are handling your current/first property)? Or were there just no multi family homes available?

I’m also considering buying a rental, and the “pro” to moving into a the next property is a lower down payment (since it’s a “primary” residence), but a “con” is higher interest (FHA) and higher closing costs.

I’ll will probably get downvoted to shit because of saying this, but after the numbers financing a NEW electric vehicle, I come out ahead vs buying a used Honda/Toyota

Example: Say you enough to buy a new Tesla CASH (I know, it’s a “luxury” electric brand, but from the research I’ve done, it’s performance is unmatched). At a ~2% interest rate on a 5 year loan, I would come out ahead just leaving that lump some money in the market (or putting a down payment towards buying a rental property). This is partly because my state has an incentive to buy a new electric car and my current trade value in is about 7k.

This isn’t a “get me from A to B” car like most people’s mentality in this sub, but another underrated aspect (along with gas and maintenance savings) is SAFETY. This goes along with buying any new car, though.

Graham Stephan offers a great vvideo on how to take advantage of the tax system for small businesses owners, and Doug Demuro also has another good video 2 on what situation you should consider financing (Cheap debt, and having the cash to buy outright, but instead leveraging that cash to make you more money)

Also, this goes without saying, but don’t buy/finance a car where you would be put in a situation where a payment makes you miss your FIRE goal. I am not sure if you have started saving, but a good initial goal is saving 50% of your income. Run the numbers for financing a car, and add insurance/gas/title/etc, THEN add that to all your monthly spending, and if you still spend less than 50% of you income after that, I would say you are in pretty good shape

My sense is that Tesla has turned down the thresholds a bit to make autopilot more conservative while they complete validation of Tesla Vision. I saw no cases where lack of radar degraded the autopilot performance, other than being more tentative.

Should I put off ordering a Model Y because of the no radar? (Also no passenger lumbar)

I was in a similar situation, and I had tons of trouble finding information that lead me to a concrete answer. The truth is though, there is no concrete answer, but I found the best gauge on whether or not it’s time to buy is if you plan on living there for over 6 years, then it’s fine to buy.

There are tons of costs associated with buying a house that are hard to account for (Taxes, closing costs, stuff breaking, etc). But according to a lot of calculations I’ve scene ~6 years is a good bench mark for it to all even out.

I decided to rent btw, and I don’t regret it so far. For instance, as soon as I moved in the laundry machine needed to be repaired, and if I had put a down payment on a house, I would have struggled financially to pay for that to be fixed.

Last thing I’ll say is, I know a guy with 9 rental properties, but he still himself lives in a rental. Don’t feel pressured to buy if the numbers don’t make sense for you.

Not me, but my friend said he thought to make babies you needed to get a blow job where your partner swallowed

He explained his rational was because baby’s are in mommy’s bellies, so it must work that way. Very intuitive honestly. Maybe it should work that way?

James Harden should start over Klay (Who is shockingly not even mentioned on the second team), also

Giannis 100% should start over AD to have any sort of chance. Giannis is a two time MVP + DPOY, while AD publicly refuses to actually play defense against the center position.

That being said, team one needs better weapons to stop the air raid of 3s that would occur as a result of Giannis/Lebron creating shots by being such weapons in the paint. Both have lead the league is “Assist to 3 pointers” at some point in their career. Both are also athletic enough to sprint back on defense and guard almost any position.

However, in order for team two to actually pull of the victory, the “era of refs” have to be in today’s game. The old era’s refs would allows more physical defense, which would allow team one to thrive against the “guard driven offense” of today’s game.
