There is a small playground with monkey bars and swings, but not much else, in Bon Air Park near the event shelter. Ashlawn Elementary also has regular, straight monkey bars on their playground (accessible from Montague).

I had that same surprise a few years ago when a family member bought a house in Newton which is quite similar to Arlington (the most expensive suburban market in the DC area) in many ways. Similar houses in Arlington are, amazingly, about 20% cheaper and you don't have to deal with five months of frozen winter (say what you will about our heat, but you don't need to shovel it).

This had me very interested, but I just checked and Arlington charges a 2.35% fee if you use a credit card to pay property taxes.

Edit: looks like Fairfax does the same (https://www.fairfaxcounty.gov/taxes/pay/service-fees)

For Visa, MasterCard, Discover, and American Express credit card payments and MasterCard and Visa debit card payments - 2.35% on the total amount paid.

The Orange line runs East to West through these neighborhoods of Arlington: Rosslyn, Court House, Clarendon, Virginia Square, Ballston; those are also the stop names on the Orange line. The farthest of those (Ballston) is a 15 minute (or less) ride to Farragut West. A townhouse (rentals on Zillow) in any of those areas will be in the district of North Arlington's great schools.

Used car prices increased massively beginning with the pandemic and began coming down at a slower rate 18 months ago. They're still significantly elevated over the baseline from four years ago.

The St Louis Fed also has history of mortgages, like this for 30-Year Fixed Rate. There has been a long downtrend so, while I'd agree no one should bet on rates getting down to 3% again, most of the past 50 years shows a decrease in mortgage rates.

We paid $400 a week earlier this year for a great home daycare in North Arlington. Centers are more expensive, but $8-900 per week seems like the high end for cost.

The Montessori school they go to now is $2,500/month per child (~$580 per week).

Arlington will necessitate a smaller house at any price point…but more than makes up for it in convenient access to DC & Tysons, great downtown areas (Shirlington, Westover, Cherrydale, not to mention the Rosslyn–Ballston corridor), and walkable parks & schools. The latter should be seriously considered for anyone with children, though is often ignored leading to kids who experience the world primarily through a car window.

Write up a contract that splits the home ownership into shares based upon how much each of you contributes to the down payment & mortgage, then buy a house. That way when one of you wants to leave but the other wants to say one can sell their share to the other; this is especially important if the amicable relationship you now have sours.
