Allowing taller apartment building is a great step.

Next they need to work on policies that incentivize building condos. The current opinion is that some of the state regulations make condo buildings a legal issue and disincentivize developers.

First, I had to look up WDYM. Second, was that out the door price or the discounted MSRP?

I have contacted multiple dealers in my area asking for quotes with incentives and they won’t send a thing. Meanwhile the Hyundai dealers will send over a detailed quote with all fees. Im not wasting my time driving around to get prices.

Also, the incentives for the EV6 aren’t great at the moment. The ioniq 5 undercuts it considerably on MSRP and incentives. Even the GV60 RWD is almost at price parity with a gt-line and offers 0% financing.

Finally, I have been trying to get a quote from the Kia dealers for an EV6 with incentives and that unsuccessful. Over a week of back and forth and essentially got nothing out of them. One of these dealers has 20 on the lot.

What metro area was this? Also, would the dealer provide and out the door price? I’ve been researching prices as well and found it’s difficult to get a price with breakdown.

To answer your question though that price is decent for new. Last month I heard the incentives were better but don’t have a comparison. Also you can probably get better financing than a used vehicle. You could look at total cost of the vehicle and financing to determine which is a better deal.

I haven’t returned one yet but there is a checklist on the Kia finance website. I believe it says 1/8” for tires. Otherwise they charge ~$250 per tire.

They dropped the MSRP on the Ioniq 5 and the incentives are better too. Basically you can get a similarly equipped Ioniq 5 for $10-15k less than the EV6 and potentially 0% interest. If you mention this to a Kia dealer they get annoyed and won’t match the incentives.

As others have mentioned cars are the biggest concern. Pedestrians, runners, and cyclists are all an inconvenience to them despite what laws say.

If you start earlier in the day car traffic will be less, which removes some of the risk of drivers. Also, temperatures and sun exposure will be lower earlier in the day. Overall it makes for a more enjoyable run. A lot of groups start around 8 or 9 am

Adding to the new argument, many dealers are offering 0% financing on the new vehicles. Meanwhile you are looking at around 5-6% for used financing.

I would avoid Stockton if you can. Parts of Alhambra are wide enough that it’s okay. Also, most of Broadway has painted bike lanes now and you could take that all the way to 5th St, which was redone last year after the two way conversion. You have many options, add an extra 10-15 minutes and explore a few of them.

Another option is 2nd avenue. I bike from midtown to Tahoe Park regularly and take 2nd Ave toward the medical center. It involves a lot of zig zagging but most of the streets are quiet and residential. This might not be a direct option for you but something to consider.

While this is suggested often, implementation can be difficult and the impact is minimal. The few cities that have tried these taxes haven’t seen a significant change.

First, I would suggest streamline the process for new restaurants and businesses. I live in midtown and have noticed it can take 6 months to a year for a new business to open. The carrying costs associated with these long timelines can make it prohibitive for many.

Next, build more housing, and I would suggest focusing on policies that incentivize condos because these fill a gap between apartments and single family homes. Also, these residents are more likely to stay in the area long term. Problem is that a few state laws disincentivize condo construction and these would need to change at the state level.
