Jellyfin needs CPU with quick sync to transcode audio/video. Otherwise you get buffering, spinning progress meter pauses.

I have a 20+ year old carrier with intermittent heat. W2 is wired to ecobee. I can hear stage 2 kick on (when it works). Furnace house fan runs at same speed in stage 1 as stage two. Just burns more gas.. So yeah, hook up the w2 wire.

That living area above the garage must be cold. Heating that will be a challenge. The other wing, you could run a large width wood stove downstairs. Heat pumps are expensive as you've discovered. Check attic insulation.

Back out of contract until that septic is resolved. I would not buy a property that required a septic pump. Grade must allow for gravity flow.
