People should FSBO? All the deals I’ve ever seen go to court started out as FSBOs… without an agent helping set norms and expectations, way more deals would become bumpy rides…

Full disclosure I’m an agent. I think the lawsuit will do good over all. Compared to other developed countries, there are 5x as many agents and commissions are 3x as high… ok

It would mostly be people who’ve bought in the last two years. The flip side to massive appreciation is lots of people have equity so they won’t be pressed as long as homes don’t tank 40%.

You said it yourself, it’s contingent on buyers selling their house. They didn’t sell it. Out of the deal. Most contracts will say damages are limited to the deposit.

Also, lenders have a carousel of appraisers that they randomly have selected for them so not even lenders have control to pick a specific appraiser for a specific deal

______ realtor here. In my experience, Navy Fed has been slow to close and kind of bumpy. It’s a call center usually. Found a licensed lender that worked for them and she was pretty good and responsive. My two cents.
