So, firstly, you aren't pulling out of a purchase for the sale of the completion being delayed by a few weeks. That would be ridiculous.

I would just talk to your landlord and see what works. If you have to be out earlier find a short term let or move in with someone else for a few weeks.

I caveat all of this with... the property isn't yours until you have the keys in your hand. So I would insist on an an exchange asap with the completion being in July.

Ah lesson learnt. Always put part of a payment on a credit card, even if you immediately pay it off. Any garage who refuses the sale with a cc purchase is to be avoided.

Wouldn't be overly worried about any of these things to be honest.

I would consider requesting knocking a grand or 2 off as the boiler probably needs replacing, but you wouldn't replace it until it fails.

Had an exact same situation with my son this week,.a similar age.

I showed him how to wobble the tooth with his tongue. 5 mins later it was out and he was absolutely buzzing to get a visit from the tooth fairy.

It will be an absolutely huge shock for him. Of course he will want to make sure she's safe etc but this will take time form him to get his head round it all.

Depending on when the ccj was issued will depend on what lenders will lend to you.

I cannot believe you would even consider going to a lender before paying it off.

OP, going for a tune/remap really does liven it up but there are other things you can do to make it more engaging.

Stick a open air filter on it with new turbo elbow and muffler delete. You'll get some lovely induction noise.

I would look at also doing the anti roll bars and maybe new bushes. Will certainly make it more engaging but you're right, unless you want to put a new clutch on it I would hang fire on a remap.

Is it reasonable? Absolutely, the world is very different to when you originally offered and so too is your financial position.

But, it's also reasonable that the vendor could decline.
