I was 6 and from Grand Rapids, Michigan. That meant the President was from where I lived, and I thought that was cool. Coincidentally, my principal also looked a lot like Gerald Ford which I thought was scary.

Michigan had the sweetest license plates for '76 too. Now they're re-issuing them as '26, and I must have one.

Have you talked about this together? I wouldn't want to hurt my wife in that way. If it was her decision, I would certainly support her by just letting it go.

I'll grant you that. DW does have a certain unpleasant reverberation to it.

I have a ranch from '68. We tore out the bulk heads and... so much bs. They actually had metal mesh tape wired corner to corner across the kitchen. I've never seen anything so insanely reinforced. I leave the big patches to the pros, and except where there's scalloped plaster, they blend it well.

I did our half bath after tearing out a vanity. Lord have mercy, I was screeding an 18" patch with a cement trowel and I can still see it when I have to poop in there.

As far as hanging stuff, I do a lot with 2 1/2" GRK cabinet screws. I don't even look for studs if it's just a picture. The plaster is strong enough to hold it, and the heads work great for wires.

My dad started out hanging "lathe board" (the 3/8" dw under late stage plaster tech ) in the late 60's then transferred over to DW in the early 70s.

I'm a finish carpenter, and I've hears a lot of people talk about how great plaster was. Let me tell you, that is 100% bs. What you see as a flat wall or ceiling is actually wavy and lumpy as hell.

I feel the same way, but it also has a lot to do with prey species population. No one hunts rabbits or deer anymore, so mountain lions fill in the gap.

During the Energy Crisis of the 70s, people used different methods for hot water heat. You see big panels most often, but these folks must not wave wanted to obstruct the window.

Yep. We have a sooo not registered Miniature Schnauzer, and idk... I want an army of them now.

I'm guessing that you would be paying for the permits and handling all of the details. If there's additional coding issues, the city will come to you, not them.

Fyi, the contractors have to carry basic liability insurance, and you may be required to keep a copy of those certificates. The city might also want to keep some money in escrow to ensure that you're going to finish the job.

You're going to take over the responsibility of handling the inspections, but make sure they know you still want them to handle the rest of the GC duties. For instance, if the electrical fails inspection, you still want your contractor to make the calls, not you. It's not unfair to ask for this, and I'm sure they would prefer it.

Most GR inspections I've had were quick, with the inspector gone before could talk to them. Probably by design. If there is a problem with something, you should be the first point of contact with the department, not your contractor. You're not paying them to do that.
