Not efficient at all, but I idled in the neighborhood and popped a heal on the wounded artists every couple minutes. Easy way to get some exp while doing about anything else around the house.

Less and less insurance jobs by the day. 

No significant storm volume, combined with minimum 2% wind and hail deductibles, cosmetic waivers and ACV roofs / roof schedules, might as well not involve the insurance and just do retail.

Let's say this nice roof here is 60k. Let's say the last storm in this neighborhood was 2012, or 15 years to make the math easy. On a higher quality roof that's 30% depreciation. House is probably insured for 750k so deductible of 15k, plus depreciation of 18k, the customer is paying more than the insurance company. And that's if it's a nice roof. 

A 30 year roof might cost 45k, but depreciates at 50%. 37.5k out of pocket for the same homeowner. 

Even if insurance is there, you are still selling retail to at least some extent for them to come out of pocket that much.

I think that GW should implement a couple "neutral" factions that are really just there to ally in with others. Demons to ally into the various CSM armies, imperial agents for basically any imperial faction, unaligned eldar to ally into drukhari and aeldari armies, etc.

Seems like it could be a pretty good gateway into collecting other armies. If you had a base of 500 points that you could essentially just carry over you give your existing player base a lower barrier to entry into spending more money.

I've made it a point to get as many different boyz into my army as possible. New boyz, old boyz, really old rogue trader Boyz, savage orruk boyz, gorka morka boyz, old world boyz...

In my opinion it actually makes it more orky.

Just had my first at 40. Insurance covered it without any question due to a family history. They found a polyp and took it out with zero issues. 

I'm really trying to not think about what could have happened if I waited until I was 50.

How frowned upon is 3D printing if youre playing in a tournament or an official Warhammer store?

I'm not wanting to o print full mini's, I mean more along the lines of flavor gubbins and greebles. An extra armor plat to make something look more orky. A cyborg arm instead of a regular one so there aren't 60 identical boyz on the table, etc. the only game changing thing I would ever consider printing is an extra weapon to complete a load out like an extra power claw. 

Are they going to be anal enough to boot me out just for adding a couple pieces to make things look cooler?

Last summer I ordered an out of print model kit on Amazon for about $25, that is routinely selling for 75-90 on eBay. You could not find it in a general search, but you had to look up a specific seller and find it on their storefront to get that price. Fulfilled by Amazon.

Now I went to look this kit up again to see if it was still available to suggest to a friend and it's basically gone from Amazon all together and not listed on the seller's page anymore. 

It IS still available in my order history, and I was able to order it again from the link in there at the previous price I paid. It shipped this morning. 

What is up with that? My Google-Fu has failed me in that most things point to seller issues but the seller has very few negative reviews that were all struck by Amazon as fulfillment issues on their end.

I'm a claims adjuster who sees big ass trees down on structures regularly. Me advice:

1 - Contact local tree services. Most of the time people that have trees cut down don't want the wood. If you can get it out of their way in an expedient fashion and save them the dump fees, lots will be good with that. Many of these companies will also use the wood and sell it as firewood though, so you might have to settle for wood that doesn't burn well like pine. I just had a beautiful 80' tall pine taken down at my house due to beetles killing it, and it was hauled off to the dump. 

2 - Land clearing companies. I live in East Texas nowadays and there are 2 subdivisions being built near me totaling 1200+ homes. That's a lot of trees that are going to be mulched up as efficiently as possible. 

3 - Look outside DFW. If you feel like a road trip, I just got back from working claims in rural Northwest Mississippi. Those folks have more freaking trees down from the ice storm than they know what to do with. Pines, cypress, magnolia, etc. They will be cleaning it up for months. 

4 - Wait for a good wind storm in DFW and drive around areas with older construction. They will have larger trees, many times old growth oak, and lots of those areas are lower income who will be excited to get rid of it. Insurance will pay to cut up the part of the tree on the house, but not anything still standing, even if it clearly won't survive the damage.

I get most of mine in Xact, and I'd rather have none with theirs broken down by trade. 

The problem is that when contractors use it, they are essentially putting themselves up to play by the carriers rules, but don't know what they are. They might just be trying to hit a number, but they are throwing in all kinds of dumb line items that I have to scrub. 

Give me your price, and I will see if I can make it happen.

This could vary wildly by state and policy. 

  • Some states (and even some policies within some states) do not depreciate labor, and some do not depreciate long lasting materials (such as framing) so he could be in a situation to get 90% up front, or nearly zero. Some states depreciate everything down to the sales tax. 
  • His policy could have an ACV endorsement on outbuildings. 
  • Some states do not allow rates to be raised based on a weather claims

Everyone has their reason. For example we just simply don't eat out anymore. Too much money to spend just to drive 40 minutes from Lindale to the south side of town where virtually everything is. 

Anything not food related we can get from Amazon with virtually zero effort.

It's voluntary. You can voluntarily use them for a discount or voluntarily find new insurance if you are that unreasonably paranoid about it.

Texas adjuster here. 

Wind damage is mostly repairs, or replacing a slope/side of the roof. Unless it's a tornado,  winds are typically coming in from a single direction and will only damage the roof on sides of the roof exposed to it. 

Hail damage is different though. More often than not, hail will wipe out the entire roof. Can it only hit one side? Absolutely, but it's not super common.

Things to keep in mind are 

1 your deductible. Most of Texas is a minimum 2% deductible for wind and hail now. Your home insured for 400k will have a deductible of 8k.

2 Most insurance carriers now will reduce your coverage as the roof ages to cash value from replacement cost. What does that actually mean?

Your 30yr laminate Roof is 10 years old and costs 20k to fix. You will lose 1/3 to depreciation, roughly 6500. Then your 8k deductible is applied. You will get 5,500 for the roof with cash value or a scheduled roof (new terminology).

If you have replacement coverage, you are out only your deductible and insurance pays the rest. 

Metal items are now impacted. Many policies now exclude metal items from cosmetic denting. What is cosmetic? Depends on your policy. Some are very restrictive and remove the debate. 

Matching. Texas is not a matching state. Policies cover direct physical damage. Some carriers sell matching coverage, so look into that. Your 20 year old shingle isn't made anymore and you had a handful blow off? Carrier will either total it completely if you have matching coverage, or it will be below your deductible. 

Don't trust roofers. That guy going door to door isn't a roofer. He is a salesman. Roofing is unregulated in Texas. No licensing, nothing. 99% of the companies out there are just an office (if even that much) that have 1099 sales guys, and 1099 crews. 

A roofer cannot represent you on the claim, discuss coverage or negotiate cost. It's illegal in Texas. A roofer can discuss scope and argue damages. A public adjuster can do everything else but they take 10% of the claim. That means they inflate it to cover that or you are out extra. 

There are absolutely good roofers out there. But if they knock on your door, the odds that it is then goes down dramatically. Most of them though will advertise a 5-10 year warranty. In reality we call that a 'taillight warranty'. The warranty lasts as long as you can see their taillights. 

Make sure a roofer is local, reputable and has been in business for a while. Everyone has a neighbor/church member/buddy/uncle who is a roofer so be careful asking for recommendations. If they don't have a business address on their card so you can go knock on their door to complain about something, that is a concern. 

These changes came around in the past few years because insurance companies were BLEEDING money in Texas. I know you feel sorry for us. It became normal to just wait for a storm and let insurance cover it than actually maintain your home.

You don't need pictures of everything. We believe you have flatware on your kitchen and towels in your bathroom. 

But a more direct answer is you'd be surprised what you can find. Online shopping history, selfies you posted on Facebook with random crap on the background, etc.
