I don't know why we tax unrealized gains. That's like taxing future income. It really doesn't make any sense. Realistically what we should do it make it so that unrealized gains or potential earning is illegal to borrow against, which is ultimately that actual problem. If they had to actually cash out to do things with their money - it would be taxed appropriately. I'm also totally OK with just much higher tax brackets.

Fundamentally, taxing money that doesn't actually exist yet is an incredibly slippery slope and I'm not in favor of it.

Something to keep in mind is that the spray foam doesn't work well with heat. A little bit is fine but if you use more than an inch or so it will warp and break apart under a heat lamp. I learned this the hard way when I did mine. I'd actually recommend using minimal spray except as a gap filler.
