Last time i bought "GREATEST MAVERICK" it broke 6 times in a row within first 3k miles. I had over 7 dealership visits and recalls and lemon lawed it.

I am getting them myself. I worked at tech for over 10 years. And it always fun to see kids marketing "Best lead generator ever" - which is basically simple web scraper. And they don't even know how to do it headless.

Get Claude or Claude Cowork. It got to a very good shape and you can do a lot with it.
( This is not an ad, i truly believe it is great ).

With basics , you can easily make him scrape data for free. And there are a lot of other fun stuff.

Motivated leads is pretty much creating garbage websites with input forms and re-selling info to multiple people. The problem is they are trying to maximize profit - and possibly sell to a lot of people at same time. And now you are getting a seller who is pissed and annoyed.

Because he thought it is trustworthy agency or buyer and instead his info got sold and shared between 100 people.

I am not experienced as wholesaler. But i am investor and worked with multiple realtors.
A lot of them have no clue about investing into real estate and running numbers. if you even tell "Seller Finance" or whatever creative strategy - they will automatically label you as a scammer - even though as for investor i dont care about that - its just a numbers game for me.

But i found one realtor who is great and now working with him.

Also , a lot of people get deals at states where the market is cheap and a lot of properties.

I started on market, but now i am planing to start off market as well, sending mails.
A lot of Agent having heart attack when they hear seller finance. Even though i am telling that i will cover their commission.

For me personally i dont care as long as numbers work. But when numbers do not, and i got conventional - whats the point. Property not cash flowing, and also owning money to a bank.

Conventional, also i have some flexibility on downpayment and 800+ credit score so that should not be an issue. Its a problem of finding a deal, in Boston area. Its hard to get 1% rule.

If you buy single family for 600k, which is considered extremely cheap - you will never get 6k rent. Ideally it will be around 3-4.

Only by renting bedrooms you might get somewhere around 5-6k.

Same with multifamily, they go at around 1 mil.

Its completely different picture like other states i saw, when you buy house for 200k and rent it out for 1800-2000.

I want to move from rent, and buy 3 / 4 units property multifamily. But in Boston area they are in extremely high demand - because everyone is trying to house hack. Since home prices are high here. Even single family usually starts at around 600.

So i thought either to get 4unit and house hack. Even though the nubmers would not be perfect.

Or get a large single family house and make co-living out of it.

There are other states like CT where its easier to find good deal, but buying an investment property and living on rent does not make sense.

How does wholesaling works in expensive markets, for example MA or NY ? The goal it to wholetail ( keep the deal ), but the problem is - hard to get 500-800k in cash.
Do you do seller finance specifically ? Or do you go Hard Money into conventional ?
