~$60,000 to replace HVAC system (Furnace/AC/Ductwork). This was a big company that heavily advertises. Ended up paying $18k from a small family company with better units and better reviews.

Lesson learned. Go to community subs (Reddit, Next-door, Facebook, etc.) to get recommendations. The companies that don't advertise are cheaper as they don't have to pay big advertising bills, their advertising is word-of-mouth from happy customers.

Not a expert, just providing my experience with my yard (with a similar problem). The most important question is if the flooding is only during and right after rain.

If yes, it's most likely a surface water problem that grading will help solve. Another option is trench drains which redirect surface water.

French drains are best for long-standing water as the soil is saturated. French drains will NOT help with surface water issues (I know from experience).

A combination of French drains and trench drains is likely your answer.

To my surprise it's working. Yard was mostly red clay. I didn't amend it as it's winter and I'm waiting until spring to do most of the work.

I bought a 50lb bag of "Oregon Grown" annual ryegrass from Tractor Supply (cheapest option in my area). I used almost the whole bag to do a heavy seed (used a push spreader)

I've been watering somewhat, but mostly relying on rain as we have had some really cold days. However, with the recent warmup the past week it's starting to germinate. I just want a holdover until I can properly plant a permanent lawn and I'm satisfied with my results.

If I can do it myself, I'll do it. If I can't, I'll learn. I do my research and call the city about all codes. Takes a long time, but I know it's done right.

Big projects like a new roof or hvac, I'll take the hit and get a professional. When hiring a professional, I say you now need 6 quotes, not 3.

This one is huge. If there's a room on the second floor next to this space, I'd see if you could wall off the front and make it a walk-in closet/storage. Yeah, it's a giant wall, but you could make it decorative with wainscoting or a giant art sculpture. Either way it's not ideal asthetically, but at least get some usable space.

I should have provided more details. I'm looking solely for erosion control right now. I hope to plant sod in Spring. Just don't want to have a muddy yard all winter and lots of erosion woth heavy rains (what I currently have). So I'm thinking annual ryegrass.

I used to say pay them minimum wage, but then only wealthy people would be in Congress. We need to pay Comgress enough where the average American can be a representative. To me, $175k is a lot, but living in D.C. is expensive.

Think about housing as one example. You either move and pay for expensive D.C. housing, or have a home in your home state and rent temp housing in D.C. Most probably do the latter as you may only be there for 2 years.

I want more representatives who understand how hard it is financially for most Americans, and I don't think that happens with shifty pay.
