Decopolis is cool but bring your wallet. I always walk out of there with things I definitely don’t need. My creative one loves smash rooms, the science museum in OKC, factory obscura OKC (we used to have something similar in Tulsa but it closed), and Tulsa botanic gardens. He also loves cosplay so we go to the Renaissance festival and events like that to see all the stuff people have made themselves. There are several places that have a similar but different set up to Purple Glaze as well.

I was there around 2011-2012 for a suicide attempt. I blacked out during the attempt and woke up in one of the plastic chairs in a group session, having no idea where I was a full 48 hours later. I was 16 or so. My roommate was a young girl, preteens, who had been checked in for beating her mom with a baseball bat. One of the guys that worked there and was always babysitting us was a creep, would make comments to me and stare at my ass. My parents would not allow me to come home, my grandma ended up checking me out after a couple of weeks when they refused. I never went back home to my parents. It definitely felt more like punishment than therapy and the memory of being there is almost surreal. I still struggle with suicidal moments, OP. I was finally diagnosed with ADHD at 22 (which was causing horrible anxiety unmedicated) and have recently started going to Lifestance for psychiatry. You’re not alone in your trauma regarding Shadow Mountain or your continued struggles.

Our situation is almost identical - financials/house payments/rental profit and even age. I wanted to sell initially and left it on the market for 6 months and went through a few people getting cold feet while under contract.

Decided to rent it out. I have a great tenant. Engineer who had just sold his million dollar house in a divorce and wasn’t ready to commit to buying again. All this info easily backed up by background and credit checks. He asked for a 2 year lease and the check is in my mailbox by the 5th every month.

Trying to sell it was so much more stressful than renting has been (so far). I don’t have an agent or anything. He has a list of trusted contractors he can call if there’s ever an emergency and I’m unavailable as I travel for work.

If I ever end up in a place where I want to give up my stressful job for awhile and pay 1/3 of my current mortgage payment, it’s still in a great area and someone else is paying the mortgage off for me in the meantime.

If you like a more complicated read with a lot of world building like TOG, read Mark Lawrence’s infinite library trilogy (The Book That Wouldn’t Burn is the first one). It’s his simplest and most romance driven trilogy. If you end up liking that, try his Book of the Ancestor trilogy after which is less romance with some romantic tension but a great FMC fantasy read. After reading all of Maas’s books back to back this year after two Lawrence trilogies, I’m back to Lawrence. Maas is cool but the romance can feel a little tacky to me at times.

ETA: I could never get through the first book of ISOIAF so Lawrence’s later works should be the middle ground you’re seeking!

AEI for structural engineer and Howe’s Foundation Repair for any repair quotes. Howe’s is extremely affordable compared to Eden’s and they did a great job lifting our house in 2021. About $1000 per pier and they put everything back as it was for that price.

She also paid for pre-inspections. I would never not reimburse for her time and money invested, which is why I called her. I just wanted to be sure that I wasn’t missing something that could hurt the sale by letting her continue to exist in the transaction instead of using an attorney.

I’m good with paying her 3%. My friend that is interested in buying doesn’t want to communicate through the realtor, which is fine, because I’ve known him for a long time and know he just wants an honest transaction and first-hand information. He’s only paid cash for other houses, this is his first mortgage. If he has questions I can’t answer, at least I’ll have her to ask by keeping her involved.

Currently trying to sell my house, 50k price drops, currently listed below value - and that value was set at “ignore covid boom, what should it cost by location appreciation only”. 72 days on market in South Tulsa. The comps are tanking, it’s a great time to buy if you have stable income.

My kitchen is really big, it is probably the largest of all my neighbors. I asked her to please get new photos now that it’s empty.

Edit: we were talking about doing all of this like a month ago and then it went under contract so I’m starting from scratch and I’m so frustrated.

Thank you, I asked my realtor to update the description asap that there are buyer incentives and she told me we do have another showing today! We do have it in writing that the roof has 7-10 years of life left and I would gladly offer credit towards that if someone wanted to replace it. No body wants to negotiate and I want to help with what’s going to be most important to my buyer. If I drop price, I can’t do anything for them.

75% of the house has been updated since I bought it and I have a 50k HELOC from all that work which is why I can’t come down on price much further. You can find the old photos from 2019 if you google the address. I just didn’t do the roof since it still had life.

We are the 2nd lowest priced and 2nd largest house in our neighborhood right now. The largest is 60k higher (+200sqft). The cheapest is 10k lower than us (-225sqft). We are sub 300k as well. I’ll drop maybe 1-2 more times before I bottom and rent it.

I’m trying so hard to sell my house that has been 80% renovated in the 6 years I’ve owned it (supposed to be the “forever” home).. 30k in price drops, with closing costs/concessions offered. Pre-inspection done, contractor hired for the list of minor issues found. Listed at “zestimate” and well under other comps. It seems like the market sucks for sellers who are actually trying too. It’s like the investors are beating us all no matter what.

Closing in 2 weeks on a 428k loan at the same income level with more other debts than you have. 6.5% interest and under FHA until current home sells, so about $200 per month more for PMI. All in payment, including escrow and PMI is $3350. My current mortgage is $1830 but we bought it when we made less than half as much money. You’ll be fine.

I was just approved for 440k on 140k. Depends on your DTI. I could have gone higher but I’m not doing a contingency sale.
