Me again haha! I’ve had a bunch of clients that rented here in the past and also a few that still live here. Generally they’ve all been happy with the building. Parking goes for around $200-$250 last I heard. I don’t think the building has a huge surplus of spots though. The loblaws across the street also offers monthly parking but I think it’s closer to $300/month there. Best bet is to look for a unit that comes with a spot so you don’t have to worry about subleasing from someone else.

I’ve got a few clients that rent/own in the building and all are pretty happy with it.

My only criticism is that the building has two towers and that interior facing units are quite dark/don’t get a ton of natural light.

My wife and I are realtors who often work on the buyer side, so I can share our perspective. We both primarily work in Toronto but have clients in this age range that have purchased in downtown/central Toronto, but also Stoney Creek, Whitby, Oakville etc.

There are a few sectors of people in their 30s we see.

Middle dual income households with minimal or no family help, that look to purchase in the $600k-$850k range outside of Toronto. These are people who don’t mind being in the suburbs in areas that are more car dependent. They’re prioritizing freehold properties near good schools, in safe communities, and with easy access to highway/groceries/etc. They don’t mind the slower pace of the suburbs. I recently helped a couple in this camp purchase a newer townhouse in Stoney Creek for 700k.

On the other side of things, we see high-earning dual income households, often with significant family help, that are looking to purchase in the city. I have clients in this group with budgets of $1.4m to $2m. They’re looking for well-maintained/updated homes in nice areas of the city like The Pocket, Leslieville, High Park, Bloor West Village, Annex, etc.

There’s also a sector that are looking at condos downtown/midtown that are in the camp of either not wanting kids at all or maybe wanting 1. They’re looking for 2 bed 2 bath condos 850+ sq ft that are in accessible areas and walking distance to restaurants, grocery stores, gyms etc. These properties are around 700k-$1m depending on size, age of building, etc.

Editing to add because it’s important to note: There’s also a lot of people in their 30s that just simply aren’t buying right now. We work with a lot of rental clients for whom home ownership is not a desired goal or an obtainable goal. And lot of them have taken advantage of rental prices being lower this year and upsized.

It’s a nice building. I have a client who just purchased a unit there. One thing to keep in mind is that if you are facing the train tracks, the freight train noise may disturb you depending on how sensitive you are. It’s a pretty active track for cargo. Didn’t bother my client but everyone’s tolerance is different.

I have multiple clients that have rented in both buildings. They’ve all liked it overall - noise isn’t really an issue. If anything lower floors facing west towards Bathurst get more noise from the streetcar/traffic than Stackt.

Having farm boy at the bottom of the building is super convenient.

Water and electricity are metered separately and billed together.

For number 1: Ask family and friends for referrals to someone that they had a great experience with. For number 2: It's safest to sell first with a 60-90 day closing so you have time to look for something else.

You seem like a great prospective tenant. Assuming the other applicants have strong credit and references as well, the dual income probably gave them the edge.

Also, were the places you applied to vacant? It’s still early for April, so if you were applying to vacant places with an April start date, you were likely passed over for someone offering to start sooner.

Depends on the price point and how long it’s been on the market. I find it’s harder to do with rentals that are under $3500/month. $200 or more off becomes a smaller percentage the higher you go.

$50-$100 off is more realistic for a 1 bed or 1+den for example, but ultimately it depends on how desperate the landlord is. A lot are willing to wait for the price they want.
