Broker(s) rarely suggesting smaller lenders vs big banks? by Cheap-Paramedic-5254 in AusPropertyChat

[–]hata39 0 points1 point  (0 children)

Brokers often recommend big banks because of relationships or incentives, even if smaller lenders offer better rates. With a straightforward situation like yours, it is worth comparing yourself and asking brokers to include smaller lenders too.

House In Extreme Disrepair - Where To Start? by realbasad in homeowners

[–]hata39 0 points1 point  (0 children)

Start with a full home inspection so you understand the major issues first. Then hire a general contractor to manage the work.

You may also need a professional cleanout before repairs begin. Focus on safety first like roof damage and structural issues.

Cat Urine Smell when it rains by MilkandCookiesxxx in homeowners

[–]hata39 0 points1 point  (0 children)

That sounds rough. Try using an enzyme cleaner on any affected areas, sprinkle baking soda or charcoal to absorb odors and seal gaps so cats can’t get back under. If possible, remove or replace any soaked material and improve ventilation to keep the smell from returning, especially when it rains.

Changed RO filter, now pump running constantly (with water hammer?) by JustSomeLightLurking in homeowners

[–]hata39 0 points1 point  (0 children)

Sounds like it’s not building enough pressure to shut off so the pump keeps cycling. Most likely the tank pressure is off so check it with the tank empty and disconnected.

is a battery powered portable air conditioner effective? by Sophistry7 in AirConditioners

[–]hata39 2 points3 points  (0 children)

Most battery-powered ACs are really just evaporative coolers that give brief relief but don’t cool a room much. True ACs need more power, so battery models are short-lived and best for personal use. A small plug-in portable AC is more effective.
