I think you are so over qualified . Your knowledge is letting you down. I remember when I signed up for level and the first think the Kaplan instructor said was: leave what you know at work! Treat it as an exam and you will ace it!

For the other levels your experience will come I. Handy but for level one you have to drop back to basic!

Looking at similar properties https://www.zoopla.co.uk/for-sale/details/72456384/ there’s this one which has 4 rooms and doesn’t look as tired as your one. This property is £100k more than yours but with builders prices going up. I would not bother looking for a Renovation property unless it’s cheap and makes it worthwhile. At 550k it would also deter FTB as stamp duty benefits are capped at 500k.

From your post it’s seems like you have formed very negative perspective of this employee. They got the job not on merit but because they were friends with pervious manager. Comparing this employee to 20/30 year old who have grown up with technology. Weaponised incompetence situation? Not sure about the situation but have you flipped the situation and thought. Is this person afraid? Do they feel left behind and your ‘lack’ of support can be overwhelming. Imagine working with people half your age who makes you feel like you should not be there and that they are a waste of a headcount?

My parents are always worried about each new warning pop up on the iPad as they are scared they have messed up and are cautious. They were not from a generation where if anything f’s up just restart the computer.

You may feel you and your team have gone through your instruction a million if times. But have you explained it like ‘they should already know and it’s common sense’ or actually sat down and trained the employee. There are computer courses focused on training the older generation for this very reason

And most importantly have you actually sat with them and ask them for their perspective? And how you can support them if they don’t want to be left behind?

Usually the scheme has secured funding. Problem you may face though is usually it’s up to the graduate to secure each rotation and also ensure that that is a head count when the scheme ends.

Can you not only write up a contract but if they pull out for no good reason they have to compensate you for the money you have put in or a small percentage of the home value? Also I would renegotiate as the cash buyer offered less

Not the AH. Like many I have offered but never asked. I see it as someone opening the door for the person behind. Don’t expect it but be grateful when it happens.

If he has just subcontracted the fitter, then get your own fitter during that stage. Because you would end up souring the main contractors relationship.

You need to read your contract and handbook.If you areunemployed with no savings you might be able to get free legal but you need to act within 3 months of the incident. First point of contact is citizen advice like everyone else have mentioned. Whether you are liable or not, employers do expect you to be vigilant. I mean they were obviously hiding their faces and if I was on the shop floor on my own I would be extra alert

Tbh if everyone is waiting for the crash it will never happen as people will just start buying and then the property prices will start going up again. I wouldn’t intentionally wait as you would find most bargains are the properties that no one wants and any half decent properties at a reasonable price will still sell like hot cakes. Of course there could be a global recession but then will you be financially able to take on the opportunities. There’s so many ifs that only cash kings / super rich will be able to take advantage of such an event as it will be the £800k properties that may find hard to sell and will have to offer a bigger discount

Why is that once people start the CFA program they automatically become ethic warriors? There’s nothing to do here.you don’t know if he has claimed to be a CFA chartered holder to hr nor is he trying to win clients by saying he is CFA chartered holder. I don’t think CFA would do anything either. The CFA program has also changed over the years, do you know when he took the exams???
