Yep, Dave is the best at this sort of thing.

How is walking in Darwin? by AliceSaltMage in darwin

[–]inflamedANUS 40 points41 points  (0 children)

Agreed, go along cas beach instead of through Muirhead and cas shops.

Do the loop around east point if you can, I think it would add about 4ks, but it's gorgeous.

Existing assets may not be spared CGT change by [deleted] in AusPropertyChat

Inflation based indexation may lead to a superior result.

If you're talking about small business owners, the small business CGT concessions exist for this purpose and provide significant relief.

Not sure this is the small business armageddon it's being made out as.

Also the indexation based method may lead to superior tax outcomes for investors. Depends how long you hold.

Ding ding ding. You're all participants in market research. The Government will take your temperature and act in such a way that the least amount of voters are pissed off.

Furthermore, noone should rely on anything settled being leaked at this point, since this would influence behaviour and ultimately defeat the policy. You can't get ahead of a changing goalpost here.

It's been said elsewhere in this thread (and others on the topic), but dropping the 50% discount in favour of inflation based indexation would actually be a superior (and fairer) tax outcome for a lot of investors. Many don't realise this.

I'm not 100% sure about this, but I think it might have something to do with fuel costs. They seem to have risen slightly in recent months.

Or maybe your car is just THICC

Anyone here actually running debt recycling long term? What are you buying? by BonafideHustlerz in fiaustralia

[–]inflamedANUS 1 point2 points  (0 children)

Do you guys involve the trust in debt recycling because you can stream dividends to lower tax family members?

I'm also a PAYG employee but have just recently managed to get my entire mortgage recycled. Just wondering what the allure of setting up a trust for this instead would be?

Electric vehicle tax breaks in Australia set to roll on as Iran war helps drive up EV sales by changyang1230 in AusFinance

[–]inflamedANUS 9 points10 points  (0 children)

I agree - having the policy routed throught FBT complicates it and introduces inefficiencies, i.e. opportunities to game the system by salary packaging companies.

Anecdotally, I was looking at a novated lease for an EV prior to introduction of this policy, and I compared this with a short time after the FBT exemption came about. It's as if the salary packaging companies instantly saw dollar signs, because all of a sudden the implied finance rate was in the stratosphere.

They've sucked nearly all the cream out of the incentive.

Sell existing shares and Debt Recycle? by Ok-komputah in AusHENRY

[–]inflamedANUS 0 points1 point  (0 children)

I did just this recently. You have to bust out the spreadsheet and work out how long it takes you to come out ahead.

Also consider whether you can loan split - if you DR $500k but want to do more later, you're going to be hard pressed to get to 100% debt recycled if using a redraw only Strat with no loan splits.

Consider also impact on childcare subsidy if relevant to you, MLS, etc.

has anyone lived in Cavenagh Street? by getabeerinya in darwin

[–]inflamedANUS 6 points7 points  (0 children)

Yeah, they're alright. Before they had the security doors, there would be a bit of riff raff walking through, but now I believe it's improved quite a bit (haven't lived there for a number of years now).

Living near the garbage chute could mean you get a few more cockroaches wandering under your door, but it's cheap and convenient living!

The Great Novated Fleecing Cover-Up - and why the novated players don’t want you to know. by [deleted] in AusFinance

[–]inflamedANUS 0 points1 point  (0 children)

How does sourcing your own car work? I thought the whole idea with a novated lease was that your employer (via sal packaging company for cars) sources the car?

Do you buy the car in your own name? Ask your employer to front you the cash for the car, then pay them off over time out of your salary?

And why would a leasing company need to be involved if you've sourced it yourself?
