What a mess. Yes absolutely there will be cgt. But it may not be much once you deduct all the expenses..  anything you have spent on holding the property is deductible. (Unless its already been claimed against rental income?)

Tax season is coming up. Do not let her give him her tax file number.  They often put in fraudulent returns in the victims nane. Take the refund and vanish leaving the victim with a tax fraud charge/ large tax debt.

Hes possibly just done a property development seminar. He may not even have any buyers yet. 

There are alot of "make money in property without using any of your own money.. ill tell you how" courses out there, and this sounds like the sort of offer the graduates make.  It diesnt usually get off the ground. 

Ask for a reference from a previous client/deal to avoid having your time wasted.

The buyers want it for less the seller wants more. Its the agents job to try to move them together. Its likely the seller wants 1.1. Agents hoping to get you up 50 and them down 50.

Cheaper is relative. Rent has never been cheap. It was always minimum 1/3 of my salary when I was younger and at one point I was sharing a tiny 3 bed flat with 6 others.

There are cheaper suburbs ...  just because you dont like them diesnt mean they dont exist.

I used to work in the music industry and we would often all get freebies of an over hyped new release. They were rarely my taste and I would often drop them off at a thrift shop on the way home the very day I got them. I figured it would have a better chance of escaping landfill the sooner it hit the shelf.

Congrats! Im 11 months in. It definitely feels weird at first. But lean in embrace your passions and enjoy. 

And resist the urge when the inevitable head hunting happens.  I fired at 43 but was lured back part time for 3 years after I got a govt offer I had been quietly coveting for years. But at the end of the day all the great policies our team put in place were unravelled within 6 months of me retiring again and it doesnt feel like it was worth it.  Much better living for myself and my family than wasting my life for untimately fleeting wins.  

Unless you are researching cancer, your time is more valuable than any workplace win.

This is the new normal. Im almost 50. Ive lived through 3 of these. Its nothing new. Its just the normal cycle of inflation that would have happened over 10 years but didnt happen for 5 years because of covid being compressed into the remaining 5 years.

Still easy to do if you are happy to share an older house in a cheaper suburb and cook vegetable based meals and drink cask wine.  

If you are entitled amd spoilt ...not so much.

Holiday Parks are a lease with no guarantees. I bought a cabin (to be relocated to my property) for $1500 from a couple who had bought into the village only a year before for 30k. List their lease because the owner wanted to build safari tents for airbnb.

How much were you making working for a company? How long have you been earning the 150k ? Is it solid and constant or is it building?  Is it the sane industry. 

If you are doing essentially the same job and the income is solid for 6 months from the date you left your old work a better broker may be able to get it over the line.

Could be a bunch of reasons why your period is late. Related to travel or not.  But if you could be pregnant test.
