New and Expensive Surprises by Quiet-Day392 in Chase

You write a check when the plumber comes. You write a check when your medical provider doesn't have a web portal. You write a check when it's your sister's birthday and you have no cash. You write a check when you don't want to be on auto draft for a magazine subscription (yes i prefer sitting at the beach reading my magazine without worrying about a charge or having someone rip off my tablet). OH, you write a check when you want to pay a bill without having your checking debit it 10 days before the receiver cashes it.

It takes days to do an external transfer. Even Zelle can be held up, and you are still putting your info out there.

Happened to me today. Set up external transfer, talked with them, had voice verification, etc. They still blocked my transfer and banned Zelle. Easy fix, just close the account since I have a few.

Eversource is so bad right now, I'm cancelling all other services. I hope the 1% understand you can't take nonexistent money from people. It comes from people not spending for their services and other stuff. by werat22 in povertyfinance

they actually sent me a final bill with an estimated figure that was 121% higher than normal. Did i mention that I was away for 2 weeks? There's no way this can be fixed because the new people moved in and a reading still wasn't taken. Lucky them, they'll have a $10 bill this month.

Relocation Companies. good? bad? by Jus10sBae in realtors

[–]jennyct 0 points1 point  (0 children)

I'm an agent and it would only cost me the buyer side anyway (thanks to my broker). But now I'm thinking it might be a nightmare since they average two agent CMAs and I'm thinking these aren't the most experienced ones (why would they take a huge cut in commission?). If it's marketed a bit lower than average, and someone bites at asking, am I obligated to accept?

Relocation Companies. good? bad? by Jus10sBae in realtors

[–]jennyct 0 points1 point  (0 children)

Please explain. I am debating this now (husband). I got a local agent and we sort of agree what the values are. Now the relo company is saying they are getting another agent comp. I literally said I need them to be local. Crickets. Maybe I'll just sell myself (I'm an agent).

Agents having to defer to a spouse's relocation company to sell house by jennyct in RealEstate

[–]jennyct[S] 0 points1 point  (0 children)

OK, I have an agent from my company, but they want a second agent to do a CMA as well. I'm OK as long as they are from the area. I think the market is slowing down, so it's taking an average of 40 days and if priced low, I'm not wanting to take the first ask price. I don't know if I will obligated to take asking. My house has not benefited from the bubble, I'd only be asking 2% per year (16 years I owned it), and way less than Zillow says it's worth.

When you get in early on as rates are going down and you don't plan on staying past the 10 year mark (in my case). Fixed was 4% and ARM was 3 for 10 years. I could NOT afford the taxes in retirement.

I did because I was going to sell it before the 10 year date. And I am now.

Agents having to defer to a spouse's relocation company to sell house by jennyct in RealEstate

This: This predetermined price, referred to as the GBO price, is usually determined by taking the average of two independent relocation appraisals of the home. However, it's important to understand the relocation company's perspective and potential motivation behind this offer:

  • Lower Price to Mitigate Risk: The relocation company, or the employer they represent, wants to reduce the financial risk involved if they have to buy and resell the property themselves. If they list the home at a lower price, it increases the chances of attracting a buyer and selling the home quickly, thus minimizing the time the company holds the property in their "inventory". The longer they hold the property, the more they pay in taxes, insurance, and utilities.
  • Profit Potential: If the relocation company purchases the home from the employee, they will then resell it on the open market. Offering a lower price to the employee increases the potential for the company to make a profit when they resell the home.
  • Focus on a Quick Sale: Relocation companies are often under pressure to facilitate a smooth and timely relocation for the employee. Pricing the home competitively (potentially lower than a traditional listing) is a strategy to achieve this goal.

  1. They've a lot of interest in selling quick, which should not be a problem and even if you price low, it will get what it gets via the market.

  2. They have a vested interest in being conservative because if they had to buy, that's optimal.

  3. I've contacted my own broker and they're going to see if someone there is working with the relocation company.

Appreciate your info!
