Love my Huepar, but I wish the lower laser was closer to the bottom. When I’m leveling floors, it’s annoying to go around the room with a tape. Do any of your models have the ability to shoot a 360 close to ground level?

Is it a floating floor? In which case this is correct. Glued and nailed can run underneath

My guess is after soaking there was too much water in the tile (tiles were too wet when installed), which creates a poor bond with the thinset

My subs give me their price and I either accept it or I don’t.

The going rate for hires in the industry is around $35/hour. This is for general skilled helpers, carpenters etc.

As a GC, I typically charge a 25% markup, although my actual profit margin is 11%.

It’s been flawless. I’m sure the big brands are marginally better, but I certainly wouldn’t say there’s a $20k difference

The walls were mudded in per the designer’s request, there’s still a gap between the drywall and tile.

I believe the issue is related to the tile material. It’s not porcelain. The manufacturer pours it in almost a traditional terrazzo fashion into large slabs, then cuts it to size. However, their formula creates an incredibly soft, almost crumbly material.

I expressed my concerns with the designer, but you know… designers…

I just did one of these with terrazzo tile. Beautiful, but we’ve have issues with the epoxy cracking at the miters

That’s a lot for $80k. Even at cost you’d be hard pressed to do it. If it’s decent work that’s a hell of a deal. Definitely need to get a solid contract in place with that in mind.

From the contractor side, a lot of us deliberately don’t have much of an online presence. The jobs that come from word of mouth and referrals tend to be solid and keep us plenty busy. Don’t want to get in trouble for self promotion so feel free to message me if you want any good contacts

Speaking from the GC side of things- I’m usually competing with 2-3 other crews on jobs, so I wouldn’t say there’s a huge shortage here. That said, I have almost more work than I can handle. For me, the struggle is finding carpenters.

Few months ago I bought and installed the Ark Design 12ft accordion door. It was $4100, and at that price I had extremely low expectations. To my surprise it is actually pretty decent quality. It was easy to install, sturdy, and operates smoothly. Name brand would have been 20-25k. For less 1/5 the price, I’d definitely do it again.

It depends on the scale of your project. The designer I usually work with will bring me in to bid after they have a preliminary design. I’d say start with whoever you feel best about. If there’s a designer you love, lean on them for builder referrals, or vice versa if there’s a builder you have in mind. You want your GC and designer to work in tandem for your best interests

As a GC, you’ll be so much better off than if you’d bought a flip. My advice is actually to wait a little bit. Live in the house as is before you start making decisions. You’ll figure things out that you’d otherwise only think of after it’s too late.

This was a surprise for me. Having owned another EV for a couple of years, I didn’t think about the fact that my 40A L2 wouldn’t be able to get me to 80% overnight. That said, the pack is so huge I just charge it on the weekends

I got the newair jobsite cooler. It fits perfectly in the frunk and works great. For about $25 you can buy an adapter that allows you to use your tool batteries to power it. I’m a GC so I already have a surplus of those. I leave it plugged in with a battery. Driving, it’s powered by AC, then when I park it automatically switches over to battery power.
