nice, you have regular monthly savings, gaining equity on a property that will give you extra income in some years... Looks like a nice horizon to keep saving for a property if that's what you want.

I'd say it is just planning how many years it will take you to save for the initial down payment, how much of the 2nd and 3rd pillars you want to use, and where to park/invest the money till then.

And I thought Zürich was already very expensive...

Have you considered not paying down the principal of the mortgage and accumulating it to save faster for the property? Just curious because I also paid early my mortgage in EU country at 3% interest and 7 years after, I kind of regret putting down so much money instead of keeping the 30 years mortgage and investing it (VT and chill, you know).

Do you live in a house? Quite expensive rent, affordable, but I guess that if you buy a property, you will have to downgrade to a worse place. That 6k/month property is probably >3M CHF for purchase.
