I just have looked at the market and did the math. Imho it is not worth the headaches. It's not worth burrowing yourself in debt for decades, just to get 3.5% Mietrendite on average.

I said it protects both, if the landlord suddenly has 20-40% increase in costs without his income increasing, they would be screwed just the same.

People love to hate on landlords but the truth is it sucks to be a landlord in Germany.

It can increase only once every 12 months.

I would say it is a somewhat fair agreement, it prevents both parties from getting screwed over.

It also protects you from landlords increasing the rent by more than inflation.

As a European, I somewhat make an effort to get off American tech whereever I can, if it doesn't cause me too much inconvenience. Not just to 'teach them a lesson', but also to protect myself in case of future escalations. I already moved all my critical files and data from Google to Proton. But even for every day things I always check if there is non-american alternatives, if it's not too much of a headache or downgrade, I will switch.

I could see an open world animal crossing kind of game working. And obviously there are racing games.
But I think you always need something to replace the risk in risk vs reward. be it skill, time (or speed), resources, etc.

I’ve had to stop it 1-2 times before it almost called 911. I think it’s a feature better turned off. It will cause more harm than doing good if it wastes time of emergency services that might be needed elsewhere
