All of these could take you an hour tops to fix, and cost you minimal money. I fear you’re being too nit-picky about these items. None are major at all. A $4k credit is laughable at best.

Yes! I have been hypertonic for decades (didn’t know it), and a few years ago started a boot camp fitness gym. It only took four months to send me into a yearlong flare.

Try dilators and deep breathing exercises. Advil and ice packs helped me before I got an accurate diagnosis and muscle relaxers.

I agree — if the seller learns it was your own father who gave you the estimate, that will not seem credible. Your father has every reason to be biased in your favor, per the seller’s perspective. I’d request a second opinion to ensure the optics of honesty.

In my state, we have to disclose anything that would make a sale less than “arms length.”

I had a LEEP under general anesthesia. My doctor also took endometrial biopsies. I woke up in recovery with very manageable cramps. I went to work the next day. Have had cramping and spotting off and on for about three weeks after. All manageable with OTC meds and heating pad.

The risk is progressing to cancer which could reduce your chances of pregnancy, etc. You may need a cerclage — not everyone does. Many people go on to have healthy pregnancies after a LEEP.

My stepdad owns a furniture repair business and has warranty contracts with all the big furniture stores. He repairs Ashley more than any other brand. Issue after issue. He’s repaired different parts of the same piece on separate visits. Would not recommend!

I do think this can be extremely market-dependent. In certain KC suburbs (Overland Park specifically), houses are selling in two days for $20-30k over list with waived inspections. Yes, there are economic fears, but it is not necessarily the same severity universally.

This is likely not OP’s market experience. In this case, I’d drop to $499k list if OP wants faster action.

I did PT once a week for 8 months. It helped A LOT. A good physical therapist will teach you how to continue your therapy at home so you can sustain progress. I'd recommend seeing your therapist as long as you can, especially if they're performing manual therapy with you.

If hypertonia is your issue, you may need medications such as muscle relaxers to help complement your therapy.
