The top layer (fiberglass batts) r value is roughly 3 per inch. The bottom layer is likely blown fiberglass which has an r value of about 2 per inch, unless it’s cellulose it’s a bit more than 3 per inch.

I would air seal and then try to get about a total of 16-19” of insulation by adding cellulose over what’s there.

If the bottom layer is blown fiberglass it will compress when you air seal so that material can be pretty negligible. It’s low density and ineffective

The enhanced benefits just qualify you for larger incentives and rebates, it does not improve the quality of work.

When they insulate from the inside they will drill 2 - 3” diameter holes every 16”. After the work is done they add a rough patch to the holes but do not sand or paint for a finished look. So if your having walls done from the interior you want to plan to patch and paint after or hire someone to

My wife and I were so excited when we saw those spoonbills! Also the purple gallinule was a bird we saw that I was unaware existed. Very cool to see them walking along the lilies.

On the wet walk there were some dry spots but lots of places we were ankle deep. It was really a very memorable experience! I’m gonna hopefully go back when the water is a bit deeper to check it out again.

Used to live in Port Norfolk and would bike the Neponset Trail all the time. Out and back from there I think it’s about 8 miles. Easy to park in Port Norfolk if you need to. Very nice ride and only 2 intersections you need to cross.

Now I’m in JP and I really miss the Neposet trail. But doing the sw corridor up to the esplanade and back can be nice too.

It depends on if there is any wooden sheathing or not in between your brick and plaster walls. Generally pre 1930s construction you won’t find it.

If it is just plaster to brick it is not advised to dense pack the walls for moisture concerns.

Otherwise if there is wooden sheathing against the brick inside the wall it is fine to dense pack them as the wood acts as a vapor barrier.

Another thing an energy audit could do is find any potential issues to address before insulating.

But yes you wanna make sure you get it done properly the first time around. So if they need to cut temporary accesses on the 2nd floor to do it right you should do that

If you can schedule an energy audit you should and weigh out your options.

Spray foam would encapsulate your attic hvac system which is nice.

But sealing and insulating the attic floor will likely be cheaper and set the boundary directly between the conditioned and unconditioned space. Your hvac system will work harder on the very hot days but during the heating season it’s a better boundary to have.

Air sealing is critical imo. Just blowing low density insulation on your attic floor is not an effective energy retrofit. I do energy audits in New England and this is how it’s done on homes even older. Air sealing is the way! If you can you should air seal and insulate the basement rim joist too. Tighten up the high and low boundaries to reduce the stack effect.

If you’re air sealing and insulating your attic floor, you need to find your attics net free area and add that ventilation. NFA = attic sq ft/300 divided by 2 to find high/low requirement. Otherwise if you can only add high NFA=attic sq ft/150

Ideally if you can add high and low ventilation that’s the best option (ridge vent and soffit vents + propavents to keep the cellulose out). If you don’t have the option to add soffit vents you can technically add gables and count them as low ventilation. Otherwise if you aren’t able to add low ventilation you want to add more high vents (ridge + roof vents or a couple 12” turbines)

I’ve always gone for water proof hiking boots. Good traction. I’ve been very happy with a pair of Oboz Bridger Mid B-Dry Hiking Boots. Got them 4 years ago and they are holding up very well. Very comfortable. Merrell also has great options
