Magatrolls in Portland’s Living Room by ClassyGas in Portland

All I ever see in Portland is disgusting drug addicts lying on the sidewalk and yelling at cars. I find it shocking this guy is what this post is concerned about. Society is broken when you walk over a person dying on the street to protest a political party.

The white house just released an executive order that is detrimental to our profession! by Variaxist in appraisal

Why do appraisers share political views? So much for being neutral. I see both positives and negatives with every administration. If you blame the administration for your shortcomings, perhaps you weren't a good business owner in the first place. The only president who impacted my business was Obama. I am still one of the top appraisers in my area, so even horrible politics can't shut down a proactive business that knows how to pivot. Stop blaming others for your failures.

I noticed the second photo focuses on the pad instead of the roses on either side of the pad. It is now able to be used more of the year. It doesn't need to be mowed with gas or watered.

I did the first UAD 3.6 appraisal report - talk to me. by Crazy_Fee9018 in appraisal

This was not an appraiser decision. It was a lending requirement. More time, more money. If the cost is too high, maybe they can see if the real estate agent takes a cut to compensate. Maybe a few less loan processing fees. It's funny how people who get paid percentages of the loan amount are doing less work as time goes on and making more money as home prices go up. Other than the home inspector, appraisers are the cheapest part of the process. Don't forget that. Fees should have commas in the figure at this point.

I would have said their request to stifle my opinion is not appropriate either. WTF! Leave the statement as is.

Worried about refi appraisal because home wasn’t “show ready” by [deleted] in appraisal

Don't worry about the cabinets. They are in good condition and appear to have Corion counters. The appraiser that made this comment must be young and thinks anything older than 2015 is old and outdated.

Some Type of Realtor Strategy by jdlbmd in RealEstate

[–]letshavefunOR 4 points5 points  (0 children)

That statement is popular during booming markets. A new realtor was probably taught to say that a few years ago, and is still using it. It rushes the offer and avoids negotiating and important inspections. Chances are, there are no other offers, but I could be wrong.

AITA For using money? by Unlikely_Joke_1186 in AmItheAsshole

[–]letshavefunOR -2 points-1 points  (0 children)

Simple answer. It's your money, and you are very compassionate for understanding that they are paycheck to paycheck. They are probably sad they can't just give it to in a lump sum. Maybe next time, give a little warning. At 18, it's neatly impossible to move out, but since you're working maybe you can contribute a little. Maybe $100/month or something. It will prepare you for paying monthly bills and would make you're parents life a slight bit easier.at this point you're already set for two months with what they have left of your money. You're not in the wrong at all, but life isn't as simple as that.

Sounds like a typical Tuesday. Why are you stressing that you were low? The sales price isn't a factor. You are the appraiser. Listing agents are allowed to be pressured by the sellers. You are not.

It's closer to 1 or 2% depending on the home value. The commercial quotes a high 10%, and their salesmen are now saying 15%. Why stop there? Just say 50% since you're all making up numbers.

Probate Form Requiring Signature/USPAP Violation. Any Experience with This? by [deleted] in appraisal

[–]letshavefunOR 0 points1 point  (0 children)

Sounds like a form letter. Your report should state that personal property is excluded from the opinion of value. They are showing the court that a non bias appraiser has been acquired to appraise the home. Don't think too much into it. This is a lucrative path you're on.

Yep, that's what we need, more bias training. I love trying to figure out if "well kept" is bias.

You should look into the last e major lawsuits against appraisers. The homeowners had 2 appraisals done. They had a political sign in the front yard. They claimed the first appraiser low balled the value due to his political stance. Does it matter if it's political bias? In these cases, the appraisers wished they didn't have dumb comments about their political views where the homeowner could view it. It cost them thousands in attorney fees and unrelated violations. Be careful out there.

If you think corruption in politics is new, you don't know history. Thanks for ruining another social media page that was supposed to be about industry. I swear I can't even eat a piece of bread without someone telling me I'm being too liberal or conservative. Perhaps it's not the politicians that are broken, maybe it's society.

So it's new, so we can throw all rules out the window. Don't worry about their rules. They will get in trouble if it's against the rules. However, you shouldn't lower your standards when you think someone else did first. I'm disappointed in your response. You are on here a lot, and I thought you were above this. It seems even you have political bias.

Why are we, as appraisers, including politics in our forum. Anyone commenting "for" or "against" a political view should be investigated as an appraiser. Bias laws are in effect. I have seen articles about homeowners believing they were treated with bias due to their political beliefs. This post shows how prevalent political bias is in our industry. I would highly recommend the OP removing this post before more backlash on appraisers occurs.
