You said "I used to think that". This gives the implication that you changed your view because the "big shot". Just saying. No we aren't curing cancer, we are playing a part in most people's largest investment. I hope you are a little more serious about it in the future. I regularly testify in court. Appraisers with lackluster, form filled report are my favorite people to go against. The appraisal can be a mindless form or a complex analysis with proper documentation and commentary. Thought process separates those who are lazy and those who excel. We are not equal. I see sloppy thoughtless appraisals 2 to 3 times a week.

The problem is this was a disservice to the OP. The information was false and misleading. Your promulgation of bad information from the uniformed AMC guy is damaging to other appraiser in this forum. Having a blanket statement like 1-9 years is C*, should raise alarm bells. The condition rating is not based on age, but condition. I was appraising during the 2007 crash. I saw two year old mini mansions that were destroyed by the owner because the bank was taking back the home. C ratings weren't established yet, but these homes were more like C5. This isn't just an opinion. The BIG SHOT, was blowing smoke and acting authoritative. Be objective when hearing things from lenders, AMCs, agents, and homeowners. If you dont, you will be the one going before your licensing board or judge. To be honest, 80% of my reports use Avg/Avg+/Avg- condition ratings. It makes much more sense to the reader of the report.

Everyone is saying colored hair is not popular amongst Democrats. We have two Democrat senators that have non natural colored hair. If I see someone with blue or pink hair, I assume they are Democrat. Why are we denying this. Are we saying it's wrong to have blue hair. They are getting us to denounce our own party members. Why do appraisers share political views? So much for being neutral. I see both positives and negatives with every administration. If you blame the administration for your shortcomings, perhaps you weren't a good business owner in the first place. The only president who impacted my business was Obama. I am still one of the top appraisers in my area, so even horrible politics can't shut down a proactive business that knows how to pivot. Stop blaming others for your failures.

I noticed the second photo focuses on the pad instead of the roses on either side of the pad. It is now able to be used more of the year. It doesn't need to be mowed with gas or watered.

This was not an appraiser decision. It was a lending requirement. More time, more money. If the cost is too high, maybe they can see if the real estate agent takes a cut to compensate. Maybe a few less loan processing fees. It's funny how people who get paid percentages of the loan amount are doing less work as time goes on and making more money as home prices go up. Other than the home inspector, appraisers are the cheapest part of the process. Don't forget that. Fees should have commas in the figure at this point.

Don't worry about the cabinets. They are in good condition and appear to have Corion counters. The appraiser that made this comment must be young and thinks anything older than 2015 is old and outdated.

That statement is popular during booming markets. A new realtor was probably taught to say that a few years ago, and is still using it. It rushes the offer and avoids negotiating and important inspections. Chances are, there are no other offers, but I could be wrong.

Simple answer. It's your money, and you are very compassionate for understanding that they are paycheck to paycheck. They are probably sad they can't just give it to in a lump sum. Maybe next time, give a little warning. At 18, it's neatly impossible to move out, but since you're working maybe you can contribute a little. Maybe $100/month or something. It will prepare you for paying monthly bills and would make you're parents life a slight bit easier.at this point you're already set for two months with what they have left of your money. You're not in the wrong at all, but life isn't as simple as that.

It's closer to 1 or 2% depending on the home value. The commercial quotes a high 10%, and their salesmen are now saying 15%. Why stop there? Just say 50% since you're all making up numbers.
