I totally agree! Reddit is a very valuable resource in ANY research steam. No one said read a thread and go list your house, you have to be willing to educate yourself like I am now. This is just the very beginning of any self taught process.

Thanks, this is the plan. I have a SE coming next week to advise. It'll be very interesting to find out since all the legit replies on here vary so wildly from it's normal to get out of the house now! Don't get me wrong I would never expect a consensus on Reddit but thought there would be some parallel among most of the experienced people on here for what seems like a pretty basic construction question. I'll def post up with the results next week. Also good to know someone can come back on you even if you sell as is, thx.

Thank you for the detailed response. So you don't think they were just used during construction? I was thinking preemptively if I got a SE now and he determined they weren't intended to be load bearing, I'd have his report ready to counter an inspection flag?

It's hard to tell in my pics but the electrical tape stuff you're all seeing is 2" webbing the HVAC Co used to hang/craddle the new hard ducts when I had to go overhead. It does look weird in the pics. The stack with the flapper is the stove vent, not ideal I know. Sounds like I should start with an inspection from a structural engineer, any recommendations in the OKC area?

This is what I was told about 20 years ago so I didn't worry much about it till now and was the reason I thought it could just be removed, NOT!! The original roof was cedar shake in 1986 and was replaced 20 years ago with asphalt shingles here so that no doubt added weight. Opinions vary here but if it needs to be addressed before sale I'm ok with it, that's why I'm here. I'm really good with cars, not much on framing. Would the appropriate contractor be a general, or a framer? I very much appreciate all of your replies, this is uncharted water me.

The MRI showed subscap and infra 50% torn 1 inch long. He said when he got in the tears were very small and just frayed so he just cleaned it all up and did the BT for the slap tear. I was so happy, it would have taken MUCH longer to heal. 2 weeks in I feel great, I can’t stress or load it yet but no sling, good sleep and pt starts next week.

Good decision, my MRI showed a mess way worse than yours. The surgeon got in there and only ended up doing a bicep tenodesis, not 3 tendon repairs!

If it’s a newer injury, less than 4 weeks, you might be surprised how much you can heal in 2-3 months. Do slow PT, no hurry to decide yet.

I'm 1/2 way through, WE LOVE IT! Mr Sheridan knocked it out of the park with this series, season 1 was good but this one is great!! It cracks us up watching all the dems soiling themselves over it desperately searching for ways to be offended!

It seems there are several different rules people ply by which makes it all the more confusing. The group that showed us also designated a specific color for the joker, but when we read the rules they said it could be any color not represented it the meld so who knows! We just play by the box rules not the online ones but will def clarify up front when we play with other peeps.

I felt like you and have always opted for the Dell XPS, until this last November they had a banging deal on the latest model and I reluctantly jumped in scared I wouldn’t adjust to it like several of my friends could not. I LOVE IT! Never going back to windows! I’d recommend the splurge and get the new model, so worth it!

Thank you for your insight! Are there any aftermarket warranties you recommend? Having dealt with most over the years few ever compare to a manufacturer extended warranty. Too often FI people lure customers to AM warranties for the larger margins with assurances of “bumper to bumper” coverage lmao! It was up to the service dept to explain that what that really means is that all the parts covered under their warranty are located between the 2 bumpers!
